An affordable housing lottery opened Monday for nine units in a recently constructed building at 810 Flushing Avenue in Bushwick. The rendering has some Brutalist flair, but reality shows an ordinary glass and stucco building covered with balconies.

Designed by Charles Mallea, the seven-story, 42-unit building launched leasing of market-rate units in July, starting at $2,595 for a one-bedroom. The affordable units are all one-bedrooms pegged at 60 percent of the area median income and renting for $1,039 a month.

To qualify for the lottery, households of one or two people must earn between $35,623 and $45,840 per year.

The building has a roof deck, fitness center, bike storage, laundry, air conditioning, and parking for 21 cars. The basement and first floor will contain a daycare and community center, according to DOB permits.

The building replaced a former 99 cent store that sat on the wedge shaped lot at the corner of Flushing Avenue and Beaver Street.

Mallea has been busy in north and central Brooklyn, with more than a dozen projects in Bed Stuy, Greenpoint, Williamsburg and Bushwick. While most of the firm’s designs are fairly traditional, the architect is best known for a design for 410 Tompkins Avenue in Bed Stuy, dubbed the “Bulgarian Neo-Goth Super-Villain Crack Lair” by Brownstoner commenters, which featured large mirrored cracks with jagged edges on the facade. (The project got a new look in April.)

The developer of 810 Flushing Avenue is Upper Class Development LLC, with a post office box in Greenpoint, public records show.
