The deadline is fast approaching to apply for a new affordable senior development in East New York. Cypress Senior Residences will have 53 new units for low-income seniors at 137 Jamaica Avenue.

All the apartments are one-bedrooms, and only households of one or two people may apply. To be eligible, at least one person in the household must be 62 years old or older.

One-person households must have an income of no more than $31,750 and two-person households may have a combined income that reaches $36,250.

The complex will allow local seniors to stay in their community, said Mayor de Blasio in a prepared statement on the occasion of the groundbreaking.

Construction started in December 2015. The site was formerly an empty lot owned by New York City.

The five-story building is entirely residential and will have 47,048 square feet, which averages out to be 871 square feet per apartment. (The building has 54 apartments in total, although only 53 are part of the lottery.)

It will have eight enclosed parking spaces as well as bicycle parking, according to building permits.

The development was created by community organization Cypress Hills Local Development Corporation and partly funded through the New York City Department of Housing Preservation and Development as part of Mayor de Blasio’s plan to preserve or create 200,000 units of affordable housing.

The complex was designed by Heitler Houstoun Architects and features energy-efficient systems, such as energy-saving fixtures and appliances, extra insulation in the roof and walls, and efficient boilers. LEED for Homes Silver certification from the U.S. Green Building Council is expected.

The full-service architecture firm handles everything from interiors to planning, including other low-income housing in East New York for the Cypress Hills Local Development Corp., such as the Pitkin Berriman complex at 2501 Pitkin Avenue. Clients include Common Co-Living and the Chetrit Group.
