This small two-bedroom condo at 41 Clarkson Avenue in Prospect Lefferts Gardens isn’t going to set anyone’s heart aflutter, but it looks solid enough and is — for Brooklyn these days — relatively affordable.

It’s located in the Parkside Condominiums, a 40-unit complex made up of two adjoining prewar buildings, the Helen Court and the Jason Arms, that went condo a couple years ago. The buildings have been rehabbed on the inside, as has this apartment, which has been scrubbed of any prewar detail.

On the plus side, it’s near Prospect Park, and seems to get a decent amount of light. It’s on the first floor, but faces the courtyard, so presumably isn’t too noisy.

The galley kitchen looks pretty nice (if you can handle that eye-popping tile scheme), with a (small) quartz countertop and what look to be fairly new appliances. There’s only one bathroom, and it’s at the opposite end of the unit from the not-huge master bedroom.

Like we said, nothing too earth shattering, but decent-looking. At an ask of $550,000, it’s not insanely priced for a two-bedroom in this market — though it’s small at 725 square feet. Monthly fees and taxes come to $516.

The unit sold for $314,340 in May of last year, so that’s a big price bump in 13 months (perhaps it was not yet renovated). What do you make of it?

  1. For the sake of my property values, I hope you guys are right about the price per sq ft!
    As to the shelter, well, Bedford and Sterling has a half-way house for sex offenders. There have been shootings at Winthrop and Flatbush, Winthrop and Bedford, Crooke Ave, Parade Place, Flatbush and Parkside, Parkside and Bedford, etc. Unless you are going to bunker down in a Maple st mansion, only leaving the house to drive around in a Humvee, crime is going to be present in the neighborhood. If you want a fancier neighborhood, you can pay more to live in Crown Heights, which also has shootings recently. Hmmm.
