We’ve been curious about the woodframe mansion at 532 Clinton Avenue since we moved into the neighborhood (we wrote about it back in 2006). A few weeks ago we noticed a sign that looked like it was from a realtor but it wasn’t very clear and we couldn’t track down a listing online. So we were excited to get a tip from a reader who had come across a listing for the property. In addition to the 18 (!) bedrooms, the 6,780-square-foot house has side parking and a front lawn. Of course, we were disappointed that there weren’t any interior photos, which always makes us skeptical about what kind of shape the place is in. As for the asking price of $3,500,000, we’ll believe it when we see it. After all, the better-located mansion at 275 Washington Avenue failed to find a buyer last year at its reduced price of $3,200,000.

  1. can’t comp this to other houses.
    This is a 56.5 x 120 ft lot. Lots and lots of FAR.
    The land is the value not the bldg. This house’s days are numbered.
    Whether they end up with $3.5m (unlikely) doesn’t matter.
    Bought before many of Brownstoner’s readers were born.
    If it is an estate….maybe mostly tax free for heirs.
    If orig owner is still alive…capital gains tax to pay.

  2. People complain about Corcoran and Brooklyn Properties, but I really get a kick out of the left-field real estate clowns who throw out random numbers like 3,500,000. Why not 35,000,000? I mean, if you’re gonna ignore the comps, might as well hit it out of the ballpark. OR . . . maybe they meant 3,500,000 italian lire? They did get the square footage (or was it centimetres?) wrong.

  3. somehow I think that 18 bedrooms (maybe meant 8)is typo in the realtors ad.
    And, yes, the lot is 6780sq ft not the house.

    Not a good choice. probably of friend of a friend of some relative.
