building blueprints search
Hi
I am looking for blueprints that outline the layout of my coop building, specifically the layout of the water heat, and waste pipelines.
Is that a DOB possibility? The building dates from the early 1930s. Management company does not have any. Any leads about where I would go to find out?

Illegal pets
Is there an update to the Mid June post about the tenants who had a cat though the lease clearly stipulated "no pets"? There were many many replies but I did not see any final outcome....

AC Units
Hi
Not exactly a brownstone topic per se, but nevertheless, perhaps there is somebody out there who knows this: what is the current NYC law concerning installation of window AC units in coop buildings? My board is trying to comply, but nobody knows exactly what the law says. what does "professional" installation mean? I have called 311, they could not help, the DOB is impossible to reach, and on the nyc.gov site I found no real answer....anyone?

Danfoss experiences?
Hello
Does anybody have any experience with Danfoss they'd like to share? I live in an overheated apartment building and heard that this company used to make valves that controlled the heat on individual radiators. That sounds like a wonderful solution for a situation with so many different heat needs, and for brownstone heat as well....

I think there were thousands of people there enjoying the concert. The benefit part does not bother me at all, I am glad it was there because it pays for some of the other ones.
There are many many more than 300 folks with better seats than those in the gala area, which is way over to the right.
Throughout the years I have gone to many of these concerts, for which they just ask a 3 dollar donation, which is not mandatory. Thank you BRIC for putting this on!

Craigslist always has listings for free moving boxes....
that means you recycle ones that somebody used before, and that is great. Plastic containers are nice but there is way more plastic in the world than the environment can handle....

American Clay works with clay, not with paint, as far as I know. Beautiful finish, totally environmentally correct, whatever that means. You can find local experts on their sites. I have had work done by Alessandra Nichols, and can absolutely recommend her.

Can't help you with insurance, but can tell you this looks exactly like my living room (rental, landlady took care of it) after the washer drain hose accidentally got disconnected. the floor buckled up just like that, it took about 5 days to dry after the floor got opened up, and then a couple of new floorboards did the job.

similar problem here: hot and cold water are supplied via separate lines to kitchen faucet. Cold water will run lukewarm for a couple of seconds, get warmer, run warm, not hot, but definitely warm and cool down after running for two minutes. That is a lot of water to save for my three plants and I can't carry buckets to my bathroom where I just installed a water efficient toilet.... I have thought about insulating but i think these pipes are running through walls...

Contact the community board. I do not know where on 4th ave you are, but you can figure out which community board serves you. They are experts in dealing with community issues, and they are your start for "activism". Good luck. Petition your neighbors. File complaints with the liquor licensing people. That is where you start.

There are closing grants available for first time home buyers in certain neighborhoods. You'll have to go through a program such as Neighors Helping Neighbors. (you'll find them if you google them) It was a great experience for me. And they will help you through the process.

If you go through one of those agencies that help people buy their first home, you may qualify for a nice big closing grant from BofA, or any of several other grants. Check Acorn and "Neighbors helping Neighbors".

I did not grow up near Prospect Park. I doubt anyone else I grew up with in Brooklyn is aware of gala pricing for Prospect Park concerts. Get out of your own little world, Brooklyn is huge.

Where we built is a very rural area in Maine... no contract or estimate, just recommendations of the locals. The other contractors (builder, septic, electrician, etc.) were no problem and this guy was highly recommended... should I even discuss this with him or is the cost too high to begin with. The plumber across the street from us said it is about 2000 too high and should not have even taken the 36 hours for such a small place.

it looks reasonable to me, considering that the contractor had to shlep everything to the middle of nowhere... if you start stiffing the locals in such a remote area, be prepared for some real problems

2. The plumber has his own warehouse at his home and lives 20
minutes from the cabin = no shlepping necessary.
3. No one is attempting to stiff a local. We almost were
ripped off by an electrician who the builder even told to
take a hike... stiffing goes both ways.

Four days' work? Hard to say. I'm not sure how you knock 2k off this bill.
I would also say that you take on the locals at your own risk. Yeah, this guy could be ripping you off, but he could also be the local jefe...but you don't want to be a patsy, either. Guess what I would do suck it up, pay this one and never use him again without supervision.

The bill, as itemized, just doesn't look unreasonable. Rough or not, it's still a lot of work!
And, how could you not have an estimate or a contract? THEN
complain about the bill AFTER the work is done?
You may not like the price; but the time to discuss it is before the work is done, not after a snarky neighbor suggests a $2K reduction-- sounds like 'sour grapes' to me!
Pay it, and be done. And, learn your lesson. Buyer beware!

No one is complaining... and no sour grapes (shame my post was taken that way). I am just going on what another plumber told me and my question was just to get other's opinions. There is no buyer beware issue here as I trust pretty much the whole crew who performed the work... but being 'from away' from where the work was being performed I was simply asking opinions without the needing the 'sour grapes' crap.
My 'WAY to high' comment was based on another prefessional's opinion which I specified in my second post...
Thanks for the opinions. And yes... we will pay and be done and I doubt we will be disappointed in the final product.
