so Pete u r saying home prices in CG have fallen less than 25-30% peak to right now or more than 25-30%?? if u r saying CG has fallen less than 25-30% from its peak(whatever month u wish to choose) u r making my point...until i saw a few recent sales(including President St) i believed mkt was off 25-30% from highs(looking at my own house/getting an appraisal and attending 3-4 open houses 2 weeks ago where asking prices have fallen roughly 25% from original offers) i believe going forward that CG/CH houses will be much more resilient than Manhattan/nat'l avg simply on account of limited supply

Re President St sale...i urge readers to check out opinions expressed way back in June '08 and how off the mark they were/are....i live on 2nd pl between Clinton and Henry...been here 12 yrs...i'm not wildly bullish real estate BUT compared to 12 yrs ago there r far FEWER places on mkt now....i believe local mkt so far has been identical to nat'l mkt, ie, CG houses r currently 25-30% off their highs of Spring '06-just like national mkt however there r not very many places on mkt....if u want to spend $1.5 to $2.5 on your primary residence you can look at literally tens of thousands of 2 bedrooms in Manhattan that come with monthly maintenance of $1,000-3,000, thousands of 3,000 sq ft homes in Fairfield /Westchester Co vs maybe 20-25 houses in rectangle betweeen Atlantic Ave and Huntington; between Smith and BQE...AND there's ZERO noise from BQE..we get numb nuts occasionally whaling on their horns on Clinton between 8:00-9:00 am Mon-Fri..that's all

re Andersonville...u ever hear of a place called the Edinburgh Castle Pub (6400 N Broadway)..i bartended there briefly around 1986? Loyola bar......i lived in Chicagoland from 1981-1994...Hyde Park to Lincoln Park(Sheffield and Altgeld) to Wrigleyville(Clark and Newport) to State and Banks to Montrose and Rockwell to Irving pk and Wolcott to....sure i'm leaving some place out...gotta catch up some time..i left right after the Bullies beat the Lakers for their 1st title ....a lot of Chicago people in Bklyn.......

Race, Age, Sex, Income, Marital status, Children, Pets...u name it...be honest....i wanted a single woman who had a decent job and no pets and no children...race/age not real relevant....my rent is about 2-400 below mkt...i've had 2 tenants in 11 yrs...my story is far more common than unusual...i've lived in NYC for 16yrs...i can't tell u how many people preface "rent stories" with how special/unique their situation is relative to everyone else...how their deal is so great...sort of like those suburban people at work who lie about easy their commutes r(they r usually the ones yawning the most after lunch.)

Frankie's has a great feel, decent wine list but an incredibly limited menu because they don't(as of 4-5 months ago)have a kitchen. It's 2 guys operating a hot plate...sausage cavatelli works, salad bland, bottle of wine....2 people $80...no joke....(should mention that a few of the waitresses r pretty hot.)

so all the "old time Italians" have moved out of CG?? i've lived here 14 yrs. The same Italian social clubs r still on Court St, Henry St. The same funeral homes, bakeries and street fairs r still around. In the midst of the greatest economic collapse in 80 yrs how many houses r for sale in CG ?? Fewer than when i was looking 14 yrs ago. U know why ? 'Cause very few of those ritualistic Italians have mortgages unlike lovely Boerum Hill which has only been "discovered" in the last 5 yrs by people who r almost universally under water on their mortgages. Enjoy Angry Wade's and American Apparel. (No I'm not Italian.)

nyt had a great piece several months ago re cars in Manhattan...surprising result was number of drivers from other 4 boroughs who were employed by city and had free parking.....i cab it over bklyn bridge probably 10-12 x a week....rarely see families...in fact it's unusual to see a car with a second passenger....tolls on base of bklyn bridge would be a disaster--think of length of lines at Triborough...7-8 ez pass lanes, 2-3 operators....how many lanes can u get near Tillary, Cadman, etc ??? would be niightmare....just clip me at DMV once a yr or raise taxes a fraction(if that's possibe.)
