Commercial space rate in central slope

Does anyone know what commercial space in central park slope on 5th avenue go for? ($/sq ft).

applying for property tax reduction

The mayor announced that he plans to push for a property tax increase of 7 percent. The city usualy uses an assesment from a year before and will tax based on 2007 values when they where at their highest. How do I go about contesting the assesment and lowering the real estate tax?

boiler maintenance

I got a card in the mail advertising boiler maintenance/cleaning for $49. I lost the card. Does anyone know of someone that does this kind of work? I have 2 boilers that need to be serviced. Thanks in advance.

$100 for a 1400 sq foot 2 level house is low. wait till next month. I live in a 2 level 1800 sq ft detached property. new windows/boiler/insulation...and for last feb I paid about $1000. my house is detached

I got a very hard sell from the US window factory. Ended up using someone local and could not be happier. US window factory is expensive.

I agree with 11217 - This is great news for park slope. This new addition strengthens 5th avenue's name as resturant row. Its a great new addition that im sure will succeed. I plan on visiting the place this weekend with the wife to check it out.

Also glad to hear that the vacent commercial spaces have been rented. Nothing worse then a landlord sticking to his $10,000 per month demand in rent while the economy is suffering like never before. Vacant stores lead to decreased foot traffic which in return deminish the value of the commercial space.

I recently had sprayed insulation (cellulose) done to my wood frame house. I noticed the change right away. The only problem is that you have to plug in the holes when they are done. The holes are about 18 inches apart and they drill from the bottom and the top. the price was also very very low. I used:

Ironballs is correct!

250k is not a lot of money in NYC! Especially if you have 2 kids to support, a mortgage, and car payments.

after taxes your left with 165k. A modest size family home will bring in a morgage of 5k/month...now your at 105k.

Now add all the other expenses and you will be down to nearly 20k.

W'burg - I don't understand the attraction to that place. I went to the area for the first time in many years. Although the commercial area (Bedford) was full of lively buisnesses and young people walking around...it only stretched for a short distance. Past those few streets Bedford was dead.

Venture away from Bedford and the area is industrial and cold.

The dinner that my guests and I had was very good. However, they all agreed that Park Slope was a better place to visit.

Combat roach gel is the best thing out there. Once they eat the gel they go home and and kill all the roaches there as well before dying themselves. I bought a large house recently full of roaches. Put a small amount in the kitchen and the bathroom and haven't seen one roach since. its been over a year now.

Al Sharpton is the cause.

Back in the late 80s a real estate office sold a house to a black family. The real estate office was set on fire by residents who wanted to keep the area white. Al Sharpton decided to march through the area in protest. The mayor promised sharpton that he will make sure that black families will be able to buy homes in canarsie. Sharpton said it was not enough and said that most black families can't afford the asking prices so a plan was set up where families can buy into canarsie with 5% down or even 2% down.

Remember those old newspaper ads advertising a 2 family home for only 3% down?! ....well...that was canarsie.

So lots of familes bought a 2 family house with very little down. Their logic was that the second apartment would supplement the mortgage. You know what happened next...tenants did not pay the rent and owners fell behind on the mortgage.

before we had this recent crises, some 2000 homes in canarsie were in default.

Yes, the raise is to be expected. They raised the maint. on my brothers condo recently due to increase costs. Its not strange that the increase came after the deal was closed. Its just circumstance. Don't read too much into it.

I agree with 11217. That area of 5th avenue is definitly blossoming and is developing a character of its own. I am very very happy that they are opening a wine shop in the area. I will visit the new store often as I am sure many others will as well.

I agree with anon552. Private pharmacies everywhere are suffering a great deal due to managed care. The chain pharmacies don't offer the service that the private pharmacies provide. One of the biggest misconceptions is that a large chain pharmacy will be cheaper because they would buy the drugs at bulk passing the savings to the customer. That is false. A large chain pays the same for the medications as a small private pharmacy. Its illigal for them to get a discounted price. And since they have a larger overhead there is a good chance they are more expensive then a private pharmacy.
The pharmacists in chain stores are pushed to produce volume and are not given the chance to consult the patients and provide quality service.
you are much better of going to a private pharamcy. They will go the extra mile to make sure everything is correct and you are well informed.
Unfortunatly, mom and pop pharmacies are a dying breed. Its a great loss for everyone when a corporation puts the mighty dollar ahead of peoples health.
I am a pharmacist who worked at a chain pharmacy and now work for a hospital.

And dave...you are paying $72 per sq foot (its priced for the year not the month)

$72/sq ft x 500 sq/ft = $36,000 per year in rent.

$36,000/12 months = $3000 per month.

That is a good price for prime brooklyn (north slope, brooklyn hights)

water = $300 per year
electricity = $1200 per year
garbage = free (woohoo!)

real estate taxes and home insurance should be included in your mortgage....buy my taxes are around 3k per year and insurance is 2k.

Every year there is an additional major expense to upgrade the house. Wifey wants a new kitchen now! (damn)

When I had my bachlor pad condo I was paying $226 per month for maint. and that was for a 2 bedroom condo!

I live in a house very similar to what you are getting. My biggest expense is heating during the winter. I installed a new boiler and on the coldest Feb month I spent about $1400. I plan on opening the walls and installing insulation soon. Its a messy job but needs to be done.

When I first bought the house I installed a new roof,windows,boiler,gut reno the bathroom, full basement installed, 50 year old carpets removed and wood floor refinished, and electrical upgrade for split system AC units.

My house is around 1800 sq feet and is detached. I moved from a condo into the house. Huge difference. Lots of freedom. I can play my music as loud as id like and run around the house chasing the damn cat without the neighbor below me complain of noise.

All this freedom is expensive. close to 1 million so far and counting.

I live in this neighborhood. Its like a suburb in the city. very quite (especially on saturdays). Some of the mansions are really ugly and you can't help but scratch your head when so much money is spent on something so ugly. Additionaly you don't have many resturants in the area. When going out to eat I either go to 5th ave park slope or bay ridge.

Other then that, the area is very beautiful and I love living there.

PropJoe - The syrain jews are a very tight community that likes to remain within WALKING distance to their shul/synagogue. They are willing to pay any price to stay in the community. To them community means more then location. Besides, most of these shit hole homes will come down and mini-mansions will go up. If you have a shit house in that area that sits on a 40x100 lot...your a millioner.
Most syrain's are buisness owners and very successful. They tend to look down on higher education and prefer that their kids get into the family buisness right after high school. They also tend to marry young and only other syrians.

They will not become rentals or loose value. The area is very desirable. Your a short walk from 5th avenue's resturant row and very close to the city.
I strongly believe that in 15 years 4th avenue will look very differently then it does today.
The Novo will become more popular as the strip gets more populated. 4th avenue has much more potential then say red hook.

I don't understand why the landlord would be so set on getting such a high rent. Even if he eventually gets 12k, he will loose lots of money for having it sit empty till he finds someone.
It would have been in his best interest to negotiate a rent that the tenant can afford in order to maintain foot traffic to the area. Once the area is greatly improved and traffic is higher he could raise the rent to 12k.
hard times are ahead. he should have been wiser. no telling how long this place will remain empty.
get fresh on 5th avenue was vacant for over a year before they moved in.

I agree with Zinka. Its a small step up from staten island. There are many old people living from their social security in the area and the median income is one of the lowest in Brooklyn.
Stay in Park Slope. If you move to Bay Ridge expect a culture shock.

Nanook - All I am saying is that these homes are ugly no matter where they are. They would still look like upscale crack houses if they were located in park slope!

The fact of the matter is that the developer has shown no imagination or vision when building these homes. They are very blend and there is nothing appealing about them.

I love this place. Went in the second they they were open and have been back often since.
The place right next door is a burger place now. They seem to try and copy chip shop by posting posters of US icons like billy joel and elvis. The owner is the same guy from the old resturant. They have been a burger place for the last 7 days.
im surprised brownstoner did not pick up on that.

They look just like upscale crack houses.

Windows We Are is fairly reasonable. If you're doing them yourself (which isn't that hard - I've done it - 65-yr-old female), Bklyn Windows has large stock to choose among that comes w/ installation instructions - Andersen windows.

replacing windows in an historic house is very expensive. even so-so quality windows are extremely expensive. Unless you have Harry Potter's magic wand, there is no way on earth you will find cheap, high-quality windows.
And if you happen to be in an historci district, you may want to contemplate moving.

i live on the 4th floor of a brownstone in henry st which we just purchased.

was hoping to replace the 'poorly insulated' metal casement windows.

had 2 vendors come to inspect with the view to getting quotes.

basically both asked me to get the 'historic tax photos', which i did and paid for but neither got back to me with quotes or prices once we found out it would involve changing the windows from metal casement to timber vertical sash windows.

i cant believe in this day of 'green' living that having poorly insulated single pain windows is even legal let alone all the impediments involved in replacing them.
