Do I Need a Work Permit?
I am having my kitchen gut renovated and a contractor came by today with an estimate for the job. He stated that I will need to obtain a work permit because it will take over 2 weeks to complete. Is that correct? The job involves demolition of the current kitchen in installation of new cabinets.

applying for property tax reduction
The mayor announced that he plans to push for a property tax increase of 7 percent. The city usualy uses an assesment from a year before and will tax based on 2007 values when they where at their highest. How do I go about contesting the assesment and lowering the real estate tax?

boiler maintenance
I got a card in the mail advertising boiler maintenance/cleaning for $49. I lost the card. Does anyone know of someone that does this kind of work? I have 2 boilers that need to be serviced. Thanks in advance.

I had to lower the rent by $50 in center slope. What was really shocking was the amount of people that responded to the ad. I used to get a stampede! Now only a few showed up.

I would rather rent then buy something in canarsie. You have more people defaulting on their mortgage then anywhere else in bklyn. This is thanks to al sharpton. I know some people who fled from the area.
Think carefully before buying in the area. Drive around....

Ysabelle - I am replacing everything in the same location. However there will be lots of garbage to take out. The contractor said that he will have a van remove the stuff instead of getting a dumpster. I live in the Midwood section and as long as no work is done on a saturday, everyone is ok. The contractor ensured me that it will be as clean as possible and no sign of the work will be seen outside the house.

You have area's that are worth every penny (park slope, dumbo, brooklyn hights), but when someone pays a crazy amount in rent for a 1 bedroom bedsty apt...I have to scratch my head and try to figure out what they are thinking.

Rents in Manhattan are still very high and still higher then Brooklyn (and always will be). Brooklyn rents have not suffered as much because Brooklyn is much more diverse, with fewer people relying on big end year bonuses.
Its little compensation when a $3200 per month one bedroom is lowered to $2800.
This will pass we well. Hopefully the economy will recover and Manhattan will see an upsurge in rents once again.

Mine went up $488,000 on a 6 unit and 1 commercial property. they also stated that they estimate my income to be 130k per year from the property...which is far from that number. Does that play into my tax estimate? If so, is it a large variable?

Anyone read today's (Thurs) daily news?! They were talking about Commercial rent control in order to save small buisnesses.
In short...every commercial space under 10k sq feet will be subject. At lease renewal the most you can add is 15% and the rent can't go higher then 3% per year.
Minimum lease would be 7 years.

I saw this portable steam unit a last week. I guess its taking them a long time to make the necessary repairs. At least they still have heating in the building.
Usually the courts give you a few weeks to fix a boiler if it fails. They could have easily excercised that right. its a good thing they are willing to pay out of their pocket to ensure that the tenants have heat while the boiler is being fixed.
But then again, with that clinic of the first floor they might not have had much of a choice.
Non-The-Less im glad they did the right thing and hope they will have their heating system up and running soon.

The house in homecrast is sitting on a land parcel thats less then 30 feet wide! I understand the serian factor and I live in homecrest as well....but 3 mill for a house on land thats only 29x120 does not make sense. there are many homes in the area with very large parcels (50x100) that sell for less then 3 million.

I live in Greenwood Heights and I'm only paying $1,070 for a one bedroom. $1475 may be viewed as too high by many apartment hunters unless that apartment is super nice with a lot of amenities.

When he heard we were looking for a new place, our landlord knocked $200/month off the rent (we live in ft. greene, on a landmark block). Rents are coming down and tenants know it.

Thank you everyone for the input both on the owner and the tenant side. As our rental is a part of what pays our mortgage it helps to know what we are facing in terms of financial hardships in the next year.
We have reduced the rent. Our last tenants rented it at 1600.00 a month. We've had a lot of people look at it but no serious bites. Four more have appointments over the next two days so fingers crossed. Its ironic because we had less people look at the place the first two years we owned it.
The apartment is nice, we renovated it first. Today after finding out the previous tenant broke both of the fixtures (and never bothered to mention it) we went out and purchased new fixtures for the bath and kitchen. It's not one of those brand new condos turned rentals... but it is clean, sunny, big (for 1 or 2 people) and quiet. We are slowly renovating the entire building as we can afford it. I love the Greenwood area of Brooklyn. We are committed to saving our little old frame house (its almost 100) no matter what the rental market throws at us. Hopefully we won't lose our shirts in the process.

Like the posters said - rents are going down all over but Greenwood Heights or "South Slope" is especially difficult as it doesn't have much an identity as Park Slope and Sunset Park plus it's aesthetically challenged in the eyes of many (oh, 4th ave) Apart from a price adjustment, you can try NY Vacancies, Hotpads, maybe sort term or foreign students but be wary if you go down that route.

I looked at the area before in order to open a pharmacy. however, i was looking for another licensed pharmacist to cover some of the days with me. working 6 days a week 12 hours a day can burn you out quickly. I did not find any takers.
Im a licensed pharmacist....if anyone know of another licensed pharmacist who would want to open in the area let me know.
