why are you not using an architect?
You need an architect and/or GC who can help you pull permits and such. If you are interested in more information you can email me at tmartin@wedesign-nyc.com we are a design build firm working in the tri-state area and are very interested in getting more involved with green energy projects.
Good luck,
Tricia

We are a design build firm and would be happy to give you a bid for your kitchen. Because we design and build our prices are often less than hiring a designer and a contractor. As far the economy is concerned, we all want to be competitive. We give the lowest cost we can while still paying the bills, paying insurance, etc. Most costs have NOT come down, so we live with a little less because we don't have as much work. You can email me at tmartin@wedesign-nyc.com if you are interested.
Good luck!

I am an owner of a design/build firm in Brooklyn and this is extremely high. We are not painters but if you are interested in some names feel free to email me at tmartin@wedesign-nyc.com
Perhaps we can help you get a lower quote.
Cheers,
Tricia

Hi!
As many of the comments above suggest - there are many routes for you to take. My husband and I are a design/build company in Brooklyn and could give you a price for a package deal that could save you money on hiring an architect / contractor separately.

Be careful what you wish for!!! While avoiding awful, out of scale building and developments is a good thing - once your district is landmark all home owners will be very limited to what they can do with their homes...keep in mind that there is great design out there that marries "old and new." Well, new and innovative, including the use of sustainable, green products may be not be allowed. And, for those of you are thinking of creating a roof deck and bulk head one day - BEWARE...it just cost a client of ours over 6000.00 in consultant fees and serious butchering of the design not to mention 3 months of time to get it approved...

I forgot to mention that we did this exact renovation on our own house four years ago and are very familiar with the process (design and construction).
Thanks,
Tricia

This quote seems to be too high. I suggest you get a different quote, at least 3 more. nd definitely recommend you call Innovation Construction 718-666-7679 they are licensed and insured to work with.

Pretty much anybody can skim coat and paint.
Walk around Chinatown and take some numbers off vans or from construction guys at work.
You probably could get a decent job and spend less than 20k.

60K??? Please tell me you added a zero. In response to your comment about the workers "needing to be licensed," I would say "YES" and "NO." Painting (and what is this but glorified repairs and painting) doesn't generally require an alteration/renovation request for most buildings, so probably no-one will check. What did P.T. Barnum say? (And people wonder why contractors often get a bad name?????)

We paid half of that to skim and paint the interior of an entire ROWHOUSE, including skimming some original plaster walls that were all but falling down. Way high quote. Is this a firm that specializes in commercial work and has no idea how to price residential?

That's insanely high. But I don't believe "pretty much anybody can skim coat and paint." Skim coating definitely takes experience and good technique--get someone who can provide great references and/or show you a completed job.

Our three-story row house, done over time with two different contractors, cost way less than $10k to skim coat and paint over new sheetrock.
The most recent job was about $800 to skimcoat (not paint) a 300sf hallway, ceiling and walls. They did a fantastic job.
