Ive used Auto Sou Sou for a bunch of cars. The dealers a really nice guy and he really does take care of his customers. He located on Coney Island Ave and Turner Pl, you can take the bus (B68) or the Q train to Beverley Rd and walk to Coney Island and one more block to Turner.

It doesn't sound like your water heater at all, unless you've got some kind of tankless system. It sounds like a cross connection: cold water getting into your hot water piping.

Kwar228: I will probably never be able to afford rebrownstoning either. I am going to take the paint off and leave it naked. A few people on my block have done this. It doesn't look too shabby, the erosion stops (my house, which hasn't been scraped yet, erodes all the time but my naked-facaded neighbors don't have a problem with erosion), and it's less expensive than painting.
I think the important thing is to stop the cycle by stopping the addition of other things to your stone.
@Vinca: sorry, I was being vague. Anything you put on your brownstone that will stick will contain a certain amount of lime and be cementitious. All mortars are different, though, and you really don't want to use regular old portland cement. This is also true, btw, when it comes time to repoint your cellar or whatnot.

I can vouch for All Renovation's work. The beam he's referring to was installed in my home. It was 2000 lbs, 20 feet long. He also ripped out the wall going the length of the house which was about 30 feet long. We lived in the house while the work was completed and it never felt unsafe. His quote is very reasonable. I highly recommend them.

Sorry for the late post on this and I'm sure someone has looked at the heater alread, but in case not.....don't forget about the dip tube!!!! Common symptom is hot water for a short while and then luke warm and then cold. As the new water enters from the top, it doesn't make it's way to the bottom for heating if the dip tube is broken off. The cold water comes in and goes right out. May not be, but something to look at.

$300K minimum, and count on finding one or two expensive surprises that need addressing. Some of Christopher's numbers are way low ($5K for a kitchen? Seriously?)
If you plan to do a lot of finishing work like painting yourself, you can save here and there, but the basic electric, plumbing, carpentry, tile work, etc. is best left to the pros. Also, you should get a lot of quotes, and are likely better off not going with the low bid, especially if it is an outlier.

We recently went through the same thing in trying to figure out a budget for a brownstone redo of a similar size. There are a lot of threads covering this topic in the Forum. Based on conversations with several architects on our deal, I would say that the 150k per floor number that seems to be a standard response was in the ballpark. That assumed a third party did everything, but a couple of the firms thought that would be a very basic renovation for that price.
