Synthetic Grass

Has anyone had any experience with synthetic grass?

Thoughts or specifics with a product would be helpful, thanks.

Rubbish Removal

We have several bags of dirt from work on our back yard...but no matter how light we make the bags the weekly garbage pick-ups continue to refuse to take...

Its not enough to rent a bin (probably 10 bags around 50-60 pounds each), can anyone recommend a pick-up service or drop off location in Brooklyn?

Thanks!

Getting a Handle on Building Code

I'm a new owner of a 4-unit brownstone and trying to get a handle on the various rules and regs that I should be aware of - signs that need to posted, smoke/CO2 detectors in units, etc.

Is anyone of aware of a city guide that is available or a good web site the sums up these rules/regs/code?

Thanks in advance.

Had a good experience with Aaron McDonald (www.buildme.net). Was thoughtful about space and options, had a good sense of logistics involed and well priced.

See website above or can reach him at 212-352-2319.

We recently bought on 14th but down by 4th Ave.

As someone already noted, its hard to find any blocks in Brooklyn where you're going to be able to avoid some new development. We have several gut rehabs happening on our block and have not had any major issues with it - though admitedly we're not around during the day when most work happens.

As far as noise and traffic in general or associated with the armory, I have to imagine that there will be a slight uptick in foot traffic, street activity and otherwise, but I can't imagine it being so much as to be a major issue or anything.

Just to give you a confirmation...we have a similar arrangement (4 unit brownstone, rent 3 and living in 1 unit) and $3,000 in insurance for the year is about right.

you should put a "no dumping" sign in each bathroom. you know, just to be funny.

good luck! you might be better researching real life issues you run into here because if you have any problem tenants you could be perfect and the city will still find a way to make you look bad. that's what they get paid to do!

I did a free class at HPD on Joralemon Street. While it wasn't the most exciting experience, it was incredibly valuable. I learned a ton of stuff about how to deal with the city, the various regulations, etc. Also, you get a big binder with a ton more information. Check out the hpd section on nyc.gov.

Ditto. We have a 4-story, 4-family building, and the numbers above are similar to ours. $350/quarter for water and $3,100 a year for insurance.

There's a good post on heating costs that is also worth looking at:

I know that block pretty well. As to construction, I know nothing more than is revealed by walking down the street- nothing at this point in time. But as to street-level noise and activity, in my opinion the Armory's presence results in *too little* street level noise and activity, to the point where any activity resulting from the Armory would be a plus. In any event, I don't think it's a big deal. Are hordes of kids going to descend on the Armory so that they can go jogging indoors? I know I won't be...

There's construction everywhere (see todays post about road repaving), so the construction issue is pretty much guaranteed to be a hassle no matter where you buy. The Armory is a much more interesting question. Historically it has been a trouble spot -- crack vials, homeless shanties, broken car windows, makeshift sidewalk bathroom. The renovation of the Armory to be used as a recreation center is definitely a move in a positive direction considering its past. And I don't think traffic associated with the building should be an issue, unless school busses idle on the block while picking up and discharging students. The bigger issue in my opinion is the reasonable expectation that large groups of teens will gather for events like track meets and basketball games, and it is unfortunately likely that there will be altercations, some of which will turn violent. It seems like the 14th Street side of the Armory has a good chance of hosting a slashing or stabbing. I would also think that as the economy turns down there might a be a rise in thefts and assaults. It's not a far stretch to imagine a teen being knocked off his bike and having it by stolen by three or four older boys. I can also imagine a few girls slashing another girl because of some perceived insult. Teens are stupid and dangerous. Look at a different block.

Interesting post. I think I'm more scared of you than the teenagers you speak of. Your descriptions of future violence are too specific.

Johann Grobler is doing great work for us. He is in Brooklyn Heights and very reasonable (though I will say, your current pricing sounds very good). http://www.groblerarchitects.com/
