I do not think this is too good to be true. It represents the reality of today's market - places that are not on prime blocks and that need lots of work will rot on the market unless priced aggressively, in this case just under that magic 1 million number. This broker will be rewarded with a quick sale, no doubt.

I had a moldy smell as well until recently. Turns out water/moisture was getting trapped in the walls from small cracks in the exterior. We redid the facade of the house which solved the smell problem.

I used Jabus out of red hook (aka james buscarello i think) to rip up/replace my buckled sidewalk so parks dept could cut a tree root. They were good, got the job done quickly. Then some little bastard named "joe" wrote his name in the new sidewalk with a stick...

Hi Brooklynite, I used Chris Henry for an alt 1 (duplexed garden to basement), ARA job (new boiler), and to change our C of O (to include a parking spot.) Very reliable and responsive - chris@greenlightexpediting.com.

I used Impact Remodeling to add a convenience stair (spiral) from the garden to basement, and to finish the basement. Great quality and a really good/trustworthy guy...i'd go leave them to go to work and not worry about them stealing things/burning house down. My contact was Kevin - 914.588.1806...good luck.

Is there drainage in and around the entryway under the stoop? If that space is chronically moist, every time you open that door, you re-humidify the garden level. Also, check the mortar or cement lining walls and ceiling of the space under the stairs in the stoop. It should be dry. A small fix here may make a big difference. You have my sympathies!

Tell your contractor you absolutely need it in a month and hold them to it when they go over. If you tell them two you'll be living in a construction site for a few weeks, in my experience.
