18 1st Street - Accepted Offer

This place is now in contract for somewhere above asking price of 1.275 (http://www.halstead.com/detail.aspx?id=1757557) - after being on the market for less than two weeks. Any thoughts?

Living Near the Gowanus

I really like the smaller brownstones on 1st and 2nd St between Hoyt and Bond. I am concerned about being so close to the canal though. Any thoughts on health issues, Superfund, Toll Brothers, property value, etc.?

Saw this house a few months ago...couple of things:
- its right across the street from a school playground
- commercial kitchen (owner runs a catering biz out of house)
- house is narrow and center stair eats up a lot of room
- house next door is a boarded up disaster
- no great entertaining space

It is a charming house, with interesting details and some nice character. I think 1.595 is still way high. I would say in the 1.3 ballpark.

Walked past tonight - nice little bar. Menu has wings, sliders, etc.

they did some nice - but not major reno. was in good condition. haven't heard much in the area going over asking lately though. My friend in LA says that folks out there are pricing things low to attract attention with the assumption that they will be bid up over asking. Have we seen that here?

However, you need to be a bit careful that the pre-approval letter does not show your cards during a negotiation. If you are negotiating against your own price ceiling - and your pre-approval is for 100K more - that information may work to strengthen the sellers position in driving up the sales price.

Saw a 3br 3.5 bath w 1740 sq ft 7th fl sw corner yesterday. Unit below w same layout went for 1.3ish last week - supposedly. Lots of wasted space, small master bed, windows on harbor start at 4ft from ground and are not majestic views. Lots of bs ammenities. Lame. Zoned for another building just south to block those views.

The current tenant in the 3 bedroom garden/parlor duplex rental pays over $4K and has a lease through NEXT AUGUST. Block is not bad - don't think that anything on the block will sell for less than $1M. The bricktastic 78 Douglass across the street compares favorably to this place - although 78's price tag is out of line.
