Ipe deck are the least troublesome wood decks to maintain. never need staining, rot proof for 100 years, never need any protective coating, fire resistant can be stained clear or use a special formulated stain which doesn't cover the grains

That structure is a deck by building department terminlogy. the structure most be at least 3 feet off the adjacent properties if made of any combustable material. the structure can not protrude more than 8' past the extension. the structure must be designed, filed by an license architect or professional engineer. the structure must be filed with the building department reviewed and approved.
when thru the process 15 months ago and was approved. expect to pay 4-5000 dollars for drawings and filing fees.

it did a wood deck over an extension, designed my me, and drawn by a license engineer [ or architect ] fully approved and signed off by the building department. the engineer name is jeff stone [ J-SPEC ] 917 864-3856
expect to pay approxiametely 4k for the process of drawings, filing

I recently added a deck on top of my rear yard cellar level extension and was fully approved by the building department. they count the 8 feet projection starting from the extension. you must maintain 3 feet minimum from the adjacent properties. the materials could be wood. i used pressure treated lumber for framing and ipe for the finish deck, and pressure treated lumber for the rails. your rails must be a minimum of 42" above the finish deck. you must have a stamped drawing from an architect or professional engineer and the deck must withstand the minimum dead and live loads. [ framing must be substanial ] i used 2" x 12" pressure treated joist spaced 16" on center. i can refer you the the engineer who designed and filed my drawings. [ it will run you minimum of 4k ]

It's not just a matter of saving money, it's getting good representation for a reasonable fee & I, for one, wouldn't feel that a lawyer who was overcharging would be looking out for my best interests altogether. The OP asked a legit question & got a range of answers from which to make a judgement.

I used Don Fraser too, and I swear by him! He was totally on top of everything, caught every detail, saved me a fortune, and only charged me $1500.
Your lawyer probably assumes that if you can spend that much for a house you can afford to pay too much for a lawyer. Dump him or her and shop around.

lechacal, I think the issue is that the amount is completely out of line for a standard real estate transaction. If it were at or near the top of the scale, and recommended by someone I trust, it would be worth great advice. To charge that much may mean the buyer is being taken for a ride, so the trust is all gone.

I am an attorney and have worked on lots of condo, co-op and multifamily deals. If this is a condo or a co-op, I'd say that $1500 to $2500 is the norm. If this is a single family house, I'd also say $1500 to $2500. If this is a multifamily property, or there are any other factors that make it anything but a "cookie cutter" transaction, then a higher fee is certainly reasonable -- for example, if it was a 3-family, then $4000 to $5000 might be reasonable.
But assuming that it's a one family, $5000 seems high.
BIG CAVEAT: you do get what you pay for, lots of times. The attorneys who crank out tons of deals at $1500-2000 a pop also do not have the time to work on the intricacies, so that only works well for you if you have a very standard transaction with no special issues (e.g., multifamily, rent regulation).
