Boiler Repair Company
Can anyone recommend a good boiler repair company?
Our boiler shuts off and when we relight the pilot it makes a loud boom.

Just put in the same type about 3 years ago. Went with Thomasville Maple. All wood not plywood, with a finished stain (forget the actual color of the stain), plus pull out drawers, lazy Susan, etc. and I paid about $6,000 for all. If you would like to see them I have a picture I could send you.
Also hasn't there been some real bad experiences at PS Kitchen?

It was a couple years ago but I remember that we did not need to pay after about a year. Plus we received a check for our PMI premimum.

We did not have much $ to do the same thing but we purchased these blinds at Pearl River in Manhattan

The we hung them up around the side and front of our small outdoor area. All it required was a few of those screw on hooks. It works well because it gives us privacy, but still allows air and light to flow through. It also keeps some of the bugs out.

I don't know why you cannot complain to your boss. He has to provide a safe workplace for you and last time I checked it was illegal to smoke in any office building or office. Tell him how it affects you and will interferes with your job performance.

I have a 5X6 full bath I used a pedestal sink and a oval toilet. I also used larger tiles on the floor to give it a more open feel. I gutted it out and did most of the work myself. Cost was about $2500.

I have recessed lighting on a dimmer switch which we installed about 2 years ago and they work fine. I purchased the 3" ones at Cash and Carry Electrical on Atlantic for a little less than $50 each. They also carried a nice assortment of trims for them.

We did this not too long ago. Took us one day to get the plaster off then we used a chemical to clean off what we could of the brick. I did not repoint because I like the "worn" look of it. It did take a few coats of polyurethane to even it out. I don't know how to post pictures otherwise I would show you a before and after. Good luck

I just closed in Nov 09 with an FHA loan. My PMI is until my principal paid reaches 20% (80% or less of purchase price remains) which happens to be calculated to 5 years. I was told that if I happened to come into some money and I paid upfront say $50K then my PMI contribution would then be zero.

In order to get rid of the mortgage insurance (MI) that accompanies FHA loans, you have to meet BOTH the 22% equity and 5-year thresholds. You MUST pay the MI for 5 years before you can remove it from an FHA loan. The only way to get out without paying 5 years of MI is to refinance into a non-FHA loan, though that's probably going to be a less attractive option as interest rates rise.
This is obviously different from regular PMI, where you can extinguish it simply by reaching a 20% equity threshold.

blackie beat me to it. FHA MI is different that your traditional PMI.
You can put 50% down and you will still have MI on a FHA loan.

Glad to have that confirmed by Adam. He's definitely the expert on these things. My knowledge is just coming from trying to hop on the FHA bandwagon a few months ago, and ultimately deciding against.

Blackie and Adan are both right ONLY if you're talking about a 30 year loan. If you do a 15 year loan below 78% LTV (maybe it's 80%, I can't remember right now), then you pay no mortgage insurance premium (MIP).

Hi Sogo,
Scherr's will actually assemble and finish the cabinets for you, but the costs including shipping go up. For us it's ideal since we don't mind doing some assembly and finishing since we will save money that way. But either you or your contractor has to be up for that.
The major disadvantage is that there is no showroom nearby to see the product. If you can wait two months or so, you should be able to see our finished product in our kitchen.
Otherwise, there are plenty of decent manufacturers to choose from, but quality cabinets that go through middlemen will just cost more.
I even tried to find local manufacturers, but you are paying for higher labor costs here and these smaller shops simply don't have the economies of scale to be beat the large manufacturers, at least for more or less standard cabinets.

Oops sorry I didn't see you'd asked a follow-up question, Sogo. I would absolutely choose the Medallion cabinets again but I would have chosen a more plain style and saved some money that way. I was trying to match the historic woodwork throughout the house and now I think that wasn't all that necessary. A plain front would have been fine. Though the fronts with the moldings I did get look beautiful.

Yes it's Park Slope Kitchens-formerly Garfield Kitchens that's the bad one. They changed their name a couple years ago maybe even to confuse people into hiring them instead of PSKG, because Garfield had a terrible reputation and PSKG has a good one. Because why else would a business name themselves nearly the same as their competitor?

The houses that are on Underhill between Bergen and Dean were a part of this. I think it fell under the HPD or HUD guidelines. This is the same type of project for those homes that run along Atlantic and Adelphi(?) by the Target mall.
