"Filled with hipsters", really? You couldn't fill a four top w/ hipsters in DP (which is one of the nice things about this neighborhood). It is a catchy word though, isn't it.

The bar will do well, there is demand. That name sucks though, and could potentially sink them if they are crazy enough to go with that.

They've already had a few open houses; the places are kinda small. Nicely layed out, but small. The location is good though, good neighborhood, etc., but I doubt they'll get that kind of money.
