I`d venture to say it`s patience they ran out of not money considering that they sold out to Ratner at 177 Flatbush Ave.

How about 910 Union St, PPW/8th Ave , the Building used to house a School,
but was recently sold to a Developer, with the way things are going in the Development world- this may be idle space for the School.

Zoning is actually R7-a (100 ft in from Flatbush Ave) so it’s pretty much as of right.
