Brownstone Construction
Does anyone know of a good site or book that describes the general construction of Brownstones. I'm looking for something with drawings and details. Thanks.

hi Peter. Are you still doing work on this brownstone? I would love to stop by and check it out if you wouldn't mind. I'd be willing to lend a hand and help out as well to get an idea of the amount of work you've done.
I'm a contractor in Manhattan but build high rises. I'm looking to do a brownstone of my own. Please let me know.

One way to save some of the taxes is to ask the contractor to file a "Certificate of Capital Improvement". This will make the improvement exempt from paying sales tax on the labor.
The contractor files it with the state...be sure to get a copy and an itemized bill showing the sales tax so you know what you are paying for, or not paying for.
If you don't, they can charge you the 8~%, file the form and then keep 4% that they save in the sales tax.

A letter of no objection is issued by the DOB to confirm that the continued use of a building is not objectionable. If your building was built prior to 1938 it most likely does not have a C of O.
The letter of no objection basically means that it is in conformance with its long standing use (ie, 1/2 or 3/4 family residential) or that it is currently being used in the same manner as neighboring buildings.

I'd hate to tell you, but I went to NYU and while I came from out of town, I am not rich and had to work my ass off for my degree. While there are a number of annoying 'rich' kids at the school, to make the assumption that there aren't a high number of people who are nice, respectable and of modest means is just stupid.
Besides, engineering students tend to be much more 'grown up' than your typical college kids. And from what I understand, the majority of the 'NYU in Brooklyn' would be graduate students, most of whom are established, upstanding people who would help bolster a community.
So bite my ass.
