Buy Commercial Space in Brooklyn

We are a small business renting a 800sq ft commercial space in SoHo. Our lease is up next September and we are considering purchasing a commercial space in Brooklyn. We are in the very early research process, but has anyone done this recently? Where does one look for listings? We need to be near a variety of trains and close to Manhattan so downtown seems ideal, or perhaps another transportation hub. Does anyone have any insight or experience with this? Thanks.

Public School Victorian Flatbush

My wife and I recently sold our apartment for a decent gain. We have decided to take our gain and buy a house in Victorian Flatbush. I like the houses on the blocks just north and south of Cortelyou between Ocean and Coney. My wife also likes some of the areas near the Newkirk stop south of Foster Ave. Can any residents give me advice about the public schools in the area? I am not looking for my soon-to-be born kid to become the president or anything. I am just looking for a nice reasonable friendly public school experience. Clearly, I have no idea what I'm talking about. Help.

We just moved into a house on Rugby Road in the West Midwood section of Victorian Flatbush. We have a 100 pound dog ourselves and we have found the neighborhood to be perfect for our needs. I work in SoHo and my commute on the B train is less than 30 minutes of on-train time. We purchased our home for less than 800k. In other words, I agree with the suggestion for the general Ditmas Park area being good suggestions. Especially if they are into the style of the houses there.

I thought I would share a couple of completely useless data points that folks might find interesting on a slow day.

We just sold our condo in Boerum Hill. We ended up taking an all-cash deal at 15% off initial ask. We had a good offer at 10% off initial ask but we elected to take the cash offer. We purchased the condo in 2004 and our sell price was about 35% more than we purchased it for. We did no major work on it. It took us 6 months to sell, which was really how long it took me to come to accept that our initial list price was too high. On the other hand, we received many (10+) 20-30% off ask offers, so it seems that there may be quite a few bargain hunters out there.

We are closing on a house in Victorian Flatbush (West Midwood) this week. There were multiple offers on the house and after a very mild bidding war, our offer was accepted at 2% off of a very fair (in my mind) list price. The house was on the market less than a month.

Obviously, this is not an indicator of the market at large, but there are sales going on out there. I'll go back to lurking now.

My wife and I were told in December that 301 Rugby was in contract. Not sure if it fell through or if that is still the case because we ended up finding a lovely place in nearby West Midwood.

DIBS, do you have dogs? I'm guessing you don't or you would know what I'm talking about. When I walk my dogs down the street in my neighborhood, I'd say 7 out of 10 people either cross, go into the gutter or steer clear. It's not that they are hostile (although a few are) it's just that they are scared of dogs.

I sometimes bring my dogs to the run at Tompkins Park. It's small and they kind of just stand around. I prefer to get in the car and bring them to Prospect so they can really get some exercise. If I wasn't a dog owner in the Slope in my previous life, I might not know what I was missing, but since I do...that's the one thing I miss about the Slope. That and Red Hot Szech, but like I said....less than 10 minutes away.

Funny, CDog looks like a little black bear, but when I walk her in the vicinity of LICH, a lot of people, who are clearly hospital staff and visitors, steer clear and shrink away from her very suddenly. Not sure why they're scared of her, but they are. I think a lot of people are just scared of dogs, period.

I'm not scared of dogs, even big ones that I don't know. If someone is afraid of dogs and crosses the street that says nothing about whether it's a good or bad neighborhood for dogs.

For price range you suggest, garden level in a brownstone (and be in a brownstone neighborhood), dogs (Ft. Greene Park), and access to subways...I would suggest Fort Greene.

Biff, I'm a big booster for Crown Heights and Clinton Hill but I think Bay Ridge and Ditmas Park to be better choices.

yes it does. dogs can sense fear and they act accordingly!!! i noticed a lot of people when i lived up in harlem were terrified of my pitbull. i did however not want people thinking i got a pitbull to scare people and for self protection. he was a bad fit up in harlem. that and kids in my block would call him a f----- because he squatted when he peed lol tho that didnt bother me cuz i found it kinda hysterical but those same kids later wound up pouring me a cup of smurf juice on the crack stairs one day. you dont wanna know what smurf juice is!

Biff, they're going to need a garden-floor duplex to get yard access combined with two bedrooms/two baths.

If they are looking to buy a whole house for under $1 million, I would second everyone's else's recommendations for Sunset Park or Bed Stuy. Over a million, then you can look at Clinton Hill, Southslope, etc. Over $1.5 and up to $4 (I lose track at those high altitudes) you have your pick of Carroll/Cobble/etc. etc.
