Windows: Advice please

We have extremely crappy vinyl window throughout the house. They'll need to be replaced eventually, but we just don't have the money now.

The seal has been broken on a few of them and they are fogged. Our tenant is bugging us to get it fixed and is willing to split the cost of repair. Repair means replacing the glass and resealing and it isn't extremely expensive.

Here's my question...Should we just do this inexpensive temporary fix or get 3 replacement windows? Temporary fixes seem a waste of time, but thinking about this right now is giving me a headache.

The catch: Our block is designated to be landmarked in the near future. We would install proper historic windows with or without landmarks, but how much of a pain is it to deal with them?

24 Hour Storage

I feel like I've looked into just about every storage facility in Brooklyn now and I cannot find one with 24 hour access. Anyone know of something near Bed Stuy/Ft Greene that has some decent Sunday hours, at least? I'd need 7am-7pm. I don't get it...this is NYC. What if someone needs to get to their stuff at 3am?

Used Building Material and Encaustic Tile

2 separate topics combined....Someone was looking for second hand stone countertops the other day. I was at B.I.G. over the weekend and they had a few remnants. Also, did a post on used materials this morning.

I haven't tried to rent in this market, but I never had trouble in the past. Good pictures are key. Creating a web page doesn't hurt, but if you know html, you can create a page for Craigs. Give details, tell a story...make it desirable. Yes, upload to craigs at least 2-3x per day. See if neighborhood blogs are willing to post. Brokers can't hurt!

Wearing the mask sucks in this heat, but it's not overly cautious. Assume there is lead paint if the house is older than 1978....you don't need to test.

I had some minor health issues after stripping 4 floors and that was with a mask most of the time. I detoxed and then I was fine.

I used Rock Miracle, but only found out about the SPR towards the end. It is much faster for certain things!

I was getting $2600 for my 3BR duplex last year, but my tenants renegotiated and it's now $2250. If it was empty, I'd probably try for $2350, but I didn't want to lose them over a hundred bucks.

The other tenants have been there since 2006. They pay $1450 for a 1BR on the parlor level.

It's a restored (as opposed to "renovated") brownstone within spitting distance to the A @ Nostrand.

I would think the northern end of the neighborhood should be less, therefore, I vote....

overpriced.

I can't think of anywhere too close to Carroll Gardens, but I can tell you that the fastest way to Coney is Ocean Parkway (although my husband likes Coney Island Ave). I'm not sure if there's anything sandy along the Belt near Bay Ridge, but then you can just take 3rd or 4th Ave all the way up.

Here's a suggestion: Put a sandbox in your backyard and exercise in place?

Sagging can be dealt with. The house can be jacked up and posts can be installed to support the beams. However, keep in mind that you may need to do re-pointing and joist repair in various locations throughout the house. These are things an inspector may not see because they're covered. The sag alone isn't terrible as the home may have already settled, but if it annoys you and you want to level the floors, obviously that could get pricey.

Bottom line, get the inspector if you're ready to go through with the home and you're prepared to do some work. If it's a gut job anyway, that makes it a lot easier.

Thanks, MM. Of all your posts, I've enjoyed this one most because it's so close to home for me. I've lived in apartments like this in my early 20's, as did my parents and my grandparents when they came to this country and landed on the LES.

Everyone really needs to check out the Tenement Museum if you haven't already done so!

Thanks, everyone. Brenda makes a good point about the dental picks. I should add that this was done without my stripping tools as I left them all in the other house. Once it was soft enough, I scrubbed with steel wool and a soft wire brush. Maybe a bit of fingernail as well.

That's my part of Bed Stuy. I haven't been paying attention to prices because I'm set for the moment, but IMO, that area is every bit as desirable as Stuy Heights....which is why I landed there. Near express A, Restoration Plaza, Tomkins shops, Bush Baby, walkable to Kush and Clinton Hill, Prospect Heights, lovely tree lined blocks. I'm not on Hancock, but I'm close to Fulton between Nostrand and Marcy and I love it there.

I've used Bill in the past and he was great! So much so that I recommended him several times on this blog. I recently called him for some carpentry work and although he showed up to look at it, he didn't get back to me with the estimate (after 3 conversations asking where is). He's probably crazy busy and trying to take on too much.

The above posts mentioned how a post closing occupancy helped the seller (e.g. they had not closed on the property they were going to move to).

It could also help the buyer. Our buyer had a great mortgage rate locked in and the lock-in was going to expire. She would have had to pay $900 to extend the lock-in. We let her close early (and asked that she pay 50% of the per diem, since it was a lot more than our current housing cost would have been). We stayed about 2 weeks post closing until we could move in to our rental.

Everything was pre-arranged through the lawyers, just like the other posters have said.
