Recs for Gut Reno (Design/Build or Architect)
Gut renovating our townhouse - high end job (but not over the top). Any highly recommended design/build firms, or maybe an excellent architect who can pull together subs in a cost efficient manner. Thank you.

Sprinklers: Keep or Not for Gut Renovation
Any suggestions on whether to keep sprinkler system in a gut renovation converting 10 unit brownstone to a 1-3 family unit. Obviously cost more (how much) to keep becuase have to rework all the piping (contractor says basically putting in new system), but what are the benefits. Thanks.
Heating Recs for Gut Reno
Definitely going hot water, but is there a way to get benefits of hot water without space consuming and unsightly aspects of a radiator.
Probably don't want radiant because while sounds great, don't want any future issues with wood floor expansion, leaking, etc.

Nils (company is LNJ) at 212-767-9990. He was the fourth guy that looked at an electrical problem that was stopping my boiler, and who actually knew what he was doing.
