How long before Brownstone Brooklyn starts feeling the pinch? Or has it started already?

I completely agree with BK11201, I think Be@Scherm...will 'be' a nondo before it becomes a condo. (Unless they lower prices significantly.) However, I'm a fan of new architecture, especially apartment towers, so "its all good."

Sam, I would love to see a bank's appraisal as well. Lets see: charming middle class single family townhome; 1 block from Prospect Park; above average Brooklyn working class / middle class neighborhood. $1.350 mill seems high to me, I would list it at $999K and would let the bidding war begin.

FinaceGuy - Good point. Brooklyn buyers need to take all these things into consideration.

FYI McFly: Search Street Easy for "1 Bed / Brooklyn Heights" and you will see at least a dozen or so units in contract or for sale ranging from $325K to $430K.

$450ks for a 1 bedroom coop in Brooklyn in this market? LOL! Good luck with that...

I've eaten at Amy Ruth's two Harlem locals and wasn't impressed. I would prefer a Ethiopian restaurant instead. My 2 cents...

Greene Hill Food Co-op will be great edition to this part of Brooklyn. Any hints on its future location?
My suggestions- 1. Myrtle Ave. near Pratt's art store, perhaps a deal could be negotiated with the University for space in their new building. or 2. Fulton Ave. near the Clinton/Washington station, its close to mass transportation and there are currently several vacant storefronts.

Its height doesn't bother me but the rendering (as displayed on previous Brown...er entries) is fairly banal. Is there a link to an updated endering Mr. B.?

Sorry, ReMix - but some jazz sounds best in smallish intimate spaces like bars and lounges...
I'll give a $3 bill to the first kat who can list all the bars, restaurants, and or lounges in Brooklyn that have jazz musicians perform on a regular basis. ;)

My guess is the price is too high. Brooklyn Heights is a great area, but for that price one could easily find something comparable in Manhattan or cheaper in other parts of Brownstone Brooklyn.

Some people live in cities because they actually enjoy the noise, energy and movement of people. And its also a new condo building which attracts a different type of resident compared to your average brownstone homeowner. Different strokes for different folks. :)

Truth is Manhattan stop being "cool" in the mid '90s with the death of the big clubs (Limelight, Twilo, etc.) If one visits the East/ West villages or the LES on weekend nights all you will see are preps, squares, NJ/LI types and tourists. The bars in Will-burg/Green Point, Bushwick, Fort Green/Clinton are where the hipsters, bohos and granola types dwell (myself included).

Posted by: qis4quincy at August 12, 2008 12:22 PM in response to The Next New Brooklyn
Similar to another favorite city of mine: Brooklyn is the left bank and Manhattan is the right bank. The current real estate "correction" will parse-out those who love Brooklyn's relaxed-underground-bohemian vibe from the Manhattan-wannabe refugees who are living amongst us. Viva Brooklyn! :)

PS Crime has decreased citywide. Not just in Brownstoner Ville. Increasing property values don't decrease crime rates if this were the case Midtown Manhattan would be crime free.

Could we please drop the black vs white vs hispanic vs asian vs ? thing. People of all colors, languages, creeds, sexual orientations, etc. attend the Brooklyn Flea and thats part of what makes it so GREAT! Its one of the few neighborhood institutions where folks from all walks of like come together and mingle. Unlike the churches, temples, and mosques I must add.

Sorry HDL, I don't agree. I think its a charming building and once renovated and spruced up it will be wonderful. Especially when juxtaposed with WF new building which will surely be a bland big-box warehouse. Besides, WF has deep pockets, if it wants to operate in BK it should be a good neighbor and lend a hand...

I think Puffy is....ANYWAY, back to the topic at hand: MTV should shoot Real World in Clinton Hill. You've got plenty of creative hipster Pratt students, new school locals who like to sip lattes after their morning yoga, and old school residents who are "keeping it real."
