3rd Place Condos?

Does anyone know what happened to the new condo bldg at 161 Third Place? The last unit avail was taken off the market (just, BHS had it as of a couple weeks ago) and Streeteasy still lists the others as in contract still… http://www.streeteasy.com/nyc/building/116-3-place-brooklyn
We were interested in the last unit but heard the developer was having money issues so we decided to wait…

Iffy New Developement

We have been looking at some new developments - I know, I know...but we really like one - so here is my question - if we discovered that the developer owes back taxes - how iffy does that make the property - what could happen (he has many units already in contract). Thanks.

sorry... enthusiastic = loud (nothing more coded than that I'm afraid)

this place is across the street from a well-used (older) playground that gets rather loud (enthusiastic basketball games)at all times of the day and week...something to think about - let alone a new development with no buyers!

we looked into this once - and co-op approval was a problem...of course, I don't believe there was any fee given to the co-op kitty which might have made a difference.

been here only for brunch - it's okay, not fabulous, and very crowded. Service is hit or miss.

Boerumresident - there was talk that Bjork and Matthew Barney split after his alleged affair with another artist - maybe a pad for him and one for her? Gotta love the mix of real estate and gossip.

Isn't the 160 Henry place where Bjork and Mathew Barney are/were supposedly moving to? BHB has someone listing this as closing for $4 mill see http://brooklynheightsblog.com/archives/13318

I think this is fantastic! I recently went and toured a new 'green' building at the Navy Yard, Surround Art, and also had the opportunity to walk around a bit - such amazing beautiful buildings...so glad that the yard is coming back to life.

$506 maintenance, um, I don't think so...you KNOW that will go up exponentially!

well clearly you don't know the heights that well - there are plenty of streets which are beautiful and quiet, not just two. even pierrepont, which can get some foot traffic bc of the promenade, is actually lovely and mostly quiet of traffic.

We love this place - true the full dinner menu is not available yet, but what they do serve is delicious and thoughtfully prepared (from cheese selections, shrimp salad, oysters, etc. and even their cashews and olives are yummy). I can only imagine that their dinner menu will be equally as well done - I also think the service is lovely.

Bodhi - you can get there by just walking down Jorelemon and underneath the BQE overpass...it is right there (did you ever go to the pool lady a couple of years ago - it is the same walk). Perhaps a 15- 20 min. walk to trains depending on which one you need. I like the location, but the constant construction, and the dirt and dust from the BQE need to be taken into account.

Rob - I can't begin to tell you how many gay couples have children. In my youngest one's class alone, it is just the norm - then again they go to private school....so....you know, they must be ignorant gay couples.

Look, if you are looking at buying in an area and you have a family - you look at the grade of the local school - basic stuff. This school district is lousy (tell me otherwise if I'm wrong somehow)...meaning that if you buy this home and NOT send you kids to a private school, you would knowingly be sending them to a public school that is subpar.

BHS - Brown Harris Stevens? Like the realtor that owns a house around the corner that you are trying to sell?

Posted by: promenade at August 17, 2009 2:22 PM in response to House of the Day: 2101 Albemarle Terrace

I saw a house around the corner from this..and took a look from the outside (the realtor had mentioned it)...it isn't in the best shape (the house we saw around the corner - ditto). We also didn't care for this area - this enclave of homes is also surrounded by large apt. bldgs which are pretty bustling and noisy -if you have a family, it would mean sending your kids to a private school....also the subway right there is particularly narly.

This place is such a nice find (if you can find the door!). Low key and all about the food. The ceviche special was amazing. But please don't miss the fried soft boil egg - it is too hard to describe - but fantastic! Service was nice, and a good beer selection - we'll be back!

"Promenade - Is it the Real Birth People or Tribeca Pediatrics you dont like? What is it about their philosophy you think is impracticle?"
I don't know anything about the "Real Birth People" I'm referring specifically to the doc practice. They have very appealing (somewhat European) ideas on medicine for children, unfortunately, the docs are not all fantastic, available, and in many cases, err to very conservative where they don't prescribe meds when really needed. With the school year upon us (and another round of Swine flu sure to be virulent in the schools) I would really be careful and read up on their practices, especially if your child has asthma.

Posted by: promenade at August 3, 2009 6:14 PM in response to Streetlevel: Tribeca Pediatrics Opening in the Slope

btw, I don't like this group, not a trustworthy group of docs on the whole - nice philosophy, but doesn't work in the practical wld. - not just my experience/opinion, but other families experiences as well. there is one basically across the street from where I live, but I travel much further for my kids care - so that blows the "Well, as someone apartment hunting in the area, I find it useful to know where a nearby good pediatrician might be." theory

promenade wrote a review about The Good Fork on July 12, 2009 4:57 PM

We decided to give this place a try after reading rave reviews from this and other blogs....and we really did want to like the place, after all, we really had to go way out of our way to get there. But the food was just not that good - for starters, the "fabulous" dumplings were heavy and not fresh tasting, we also got their special - corn soup which was decidedly just alright, a bit bland. But the main courses are where our dinner fell completely apart. We ordered the duck - which was disappointing and the special babyback ribs (which were highly recommended) - both were like eating from a salt bath. Only the dessert - a strawberry rhubarb cobbler - was delicious. Sorry to say, we won't be going back, nor would I recommend it to any friend.

This was Art with a capital "A". And whether we liked it or not, the effort made to help integrate art into the community is sound. What is not sound, is the fact that once this Art started to affect the environment, they didn't alter the falls in anyway or end the exhibition short. This just produces an angry public that doesn't want to help support the arts - a definite worst case scenario!

actually, it has already happened - the trellis/playground and "maze" ...been there since last summer - clearly doesn't improve its street view - you can only see the top of the slides, etc. from the street....

Nothing wrong with what this place is...never intending to be high brow nothin'. You go to a place like this, usually with family in tow, and have a great time - food is pretty decent too!

promenade wrote a review about The Grocery on January 21, 2009 12:26 PM

when it first opened, and before the press, it was amazing...went there again recently, it was a very sad meal...guess the restaurant couldn't handle the demands of a huge public interest...from the reviewers above, perhaps it is merely inconsistent? still, must rate based on my meal....

promenade wrote a review about Union Smith Cafe on January 14, 2009 12:38 PM

The food is just okay, but not bad or terrible. The service, though, ranges from slow to dumb.

promenade wrote a review about The Moxie Spot on December 18, 2008 1:37 PM

kids do have a great time - but the food is just so-so to positively gross...and there is a bizarre woman who works there that just "hangs out" with everyone while they eat and trys to chat - went there twice, same experience each time - even though the kids love it, won't be going back....

what is up with a cabinet on TOP of the stove vent on 277 - bizarre!

Posted by: promenade at October 29, 2008 2:43 PM in response to Co-op of the Day: 70 Remsen Street

Robert, true enough. I know of 4 different bldg's very close to this listing, that have high maintenance due to repairs, new elevators (or drums), etc. There is even a bldg on the corner of Pierrepont and Henry that has been doing exhaustive repairs for over a year, not only did their maint. increase, but their assessment for the work was ridiculous!

promenade wrote a review about Joya and Song on October 27, 2008 12:53 PM

Let's face it, what Thai restaurant IS consistent? I rate Joya pretty well, all considering. Must admit, though, mostly order it in (especially on cold, rainy nights....or during presidential debates!)

General Greene is ghastly - the place is nice looking, but the food is downright awful. Doesn't give me confidence in their "best" picks....

We were asked by a film company to use our Brooklyn Heights Brownstone -- hallway, front, steps, etc. for a couple of days prior to the Christmas holidays one year. The money was a pittance compared to what looked like to be 18 hour days leading right up to the holidays. We said no. Film crews also think they own their locations and that includes city streets, like we should be privledged to have them around. There is a little beach community in Staten Island that regularly uses its area for Law and Order episodes and for some reason that is usually not disruptive, but fun for the people there. But it is an open area near the beach and it is a regular thing so the neighbors welcome them.

MAKE SURE THEY HAVE A CURRENT INSURANCE POLICY FOR A HIGH AMOUNT. Ask to see it and call the insurance company to verify.
