As a Park Sloper who went through this last summer it really was fine! The "commuter" argument was wagered the, and there were no noticeable differences. Some trash built up under car wheels, but that's about it folks.

I walked by this the other day...very "dark lot" because of the looming apt. building next door, casts shadows over the front recessed area. That explains the photoshopping "over exposed" look. Anyways, I'm sure it's rather run down inside...but I'd offer 1.95 mill...parking would be awesome.

No, it's 2nd floor, because it carries through to rear extension, which is only 2-stories (plus basement). Do a google map "walk around" and you'll see. This is getting frustrating for an architect...Regardless of all this banter, a spiral stair as primary stair wouldn't conform to Building Code egress requirements for multi-fam.

DIBS are you a little slow? There is clearly a front doorway and stoop along Clinton, from where there would be a vestibule and typical brownstone stair. There is a little notch missing from the floorplan where the door to DA is located (b/c, again, otherwise those walls would be flush, as seen from the side elevation). This is where the common stair and hall is located (sufficient width @ 7'6" wide), it's just not shown in plan which is common for a multi-family bldg.

No go on entry via spiral stair. There's a whole "chunk" of the floorplan that does not show the building's interior cirucaltion (as in a typical brownstone). Otherwise floorplan would be flush with exterior walls. Got it?

It's the NYC Zoning that allows, and requires it. Site is in R6, so not a contextual zone (i.e. R6B) which requires new construction buildings align with adjacent lots.

Also, parking is required for 70% of Dwelling Units (50% req for small lots, which may be applicable in this case), hence the permitted curb cut. In my opinion all "Brownstone Brooklyn" should be contextual zoning.

Refer to NYC Building Code section 27-366 regarding exits from floors. It appears your building only requires one per floor:

On another note, your landlord will never ever put back up an unnatractive fire escape, that is not required by code, to satisy one neurotic rental tenant.

Thank you Denton for your view on the physics of traffic. All I can say is there are a h*ll of a lot more cars going a h*ll of a lot faster. Same can be said for 8th ave.

Commuters try to get from Grand Army Plaza to 15th street circle as fast as they can, and it's like drag racing with trying to beat the timing of the lights.

I agree that it's overrated and not worth the wait...won't go into specifics on the meal but I can tell you that both the gnocchi and pork did not nearly live up to expectations! It was a birthday dinner, not memorable food or service (left unattended for too long), whereas an anniversary dinner at convivium osteria was deliciously celebrated with nice touches from the staff.

I will have to say, as someone who grew up on prospect park west, there has been an ever increasing volume of traffic, at ever increasing speeds. So I empathize with the concern that closing park will only re-route rush hour commuters on already clogged roads.

I think the open driving hours were already successfuly, substantially reduced. Also, while I understand Transit Alternative and other groups' initiative, I can't tell you how many times, as a pedestrian, I have almost been run over by a bike while crossing at a green light (in my favor). One even ran over my dog (while crossing on a leash), causing bicyclist to flip off.

Hank- very nice area, "gentrified" long ago but that end of south slope/ windsor terrace still retains some of the vibe (in my opinion) that this area had 10/ 15 years ago (you won't be fighting against as many double-wide strollers). Terrace Bagels and Connecticut Muffin are great, other restaurants continue to press on, with recent new restaurants opening. Close to the park etc. Just don't know how many "private homes" are available to rent in that area.

Montrose Morris- NYC does have a Board of Standards and Appeals, however, the operative word is appeals because developer's $ = you can get anything approved.

The appliances look so small because the floorplan as a whole is grossly out of scale. Small living area in actuality.

I had to create an account just to address this issue. Blue Ribbon is overrated, food is a joke, and service leaves something to be desired. Wine list is obscene...there is no selection at the 40-50 range, us park slopers do not want to have to lay out 100+ bucks for wine to accompany a measly meal.
