Renovation Insurance
Hello brownstoners, we are about to embark on a rather extensive renovation & restoration but are having difficulty obtaining reasonable home owner's insurance. We will be using an insured and licensed contractor but the major insurance companies either won't insure the place at all during renovations or insist on a special policy that totals ~$10000 per year!Is this the common practice during renovations? Seems outrageous given that the builder has there own insurance. Has any of you good folks gone thru such a thing? Any and all advice will be appreciated.

Appraisal & C of O
Hello everyone, we are looking @ a townhouse that is in the process of being converted to a 6 family from a 2 family ( unfortunately).
I was wondering if anyone knew what the routine is in buying a partially renovated or demolished house. Can the place be appraised if it is in mid construction with unfinished everything? Also with the current c of o being 6 family but the work incomplete can one try to purchase as if it was the original 4 family and avoid the headaches of a commercial mortgage? I realize we have a lot of questions but any help or comments would be deeply appreciated. Thanks, pdt.

Renovation Estimates Pre-purchase
Hello folks,
We are in the mist of negotiating to buy a brownstone and have a few questions.
1. Do any of you guys have recommendations for an engineer and or architect for a gut renovation? The place will need new everything.
2.Also is it acceptable to have multiple estimates on a job even before finalizing the purchase? Cost?
Any help will be greatly appreciated...we are new to this stuff. Thanks

Check Eddie's salvage place on Greene Avenue in Clinton Hill between St. James and Classon. Hands down the best prices as well.

Remember we do feel bad for this seller in the end but the reason some people are celebrating their loss has to do with the inordinate amount of greed at initial pricing.

No simply because it took you a long time of living and maintaining the place to accrue that profit. Got it? Mr finance guy you should understand this has to do with rates of growth okay? These sellers wanted a 70% profit after owning the place for 3 months with ZERO improvement in fact they wreck the house and then marked it up. That's a flip to us!

Hey DIBS guess we have different definitions given the subjectivity of the term but to us "flippers" in RE would buy homes and try to make massive irrational profits in a short amount of time...gutted, renovated, or as is.

Hey does any engineering buff knows how this can be remedied in a minimally invasive way? Seems like a few metal beams and hydraulic jacks can be quite useful.

Hey Stevieb, totally understand your reasoning and we despise such excessive greed too but don't you think you are being a little too harsh here? Go a easy on the massive generalizations and eff bombs.
Remember these folks lost a lot of $$ but you know chances are they are still economically much more solvent than most of us here...tyburg6 ditto to you.
Now we actually think the sellers did well considering the #s thrown around here last time around ( BRG estimated at less than $1million).
Wasder not sure about your reasoning here since most folks secure renovation and construction costs initially before doing a demo. Probably something else @ play here like a divorce.

Hey DIBS are you saying individuals can't be flippers? Remember part of the sentiment here has to do with the extremely greedy mark up the sellers did when the house first came on the market...about 70% in a few months of ownership.... that makes them the worse kind of flippers!

MM serious question what is it about that kitchen? It is homey like grandma's place but for $2.75millions we expect more no? The woodwork and moldings are not uniform enough to us i.e the flow from painted to unpainted is not very attractive...sorry for being such a purist:)
This is a nice average house with a very high price location notwithstanding.

Ok folks we hate to spoil the party but this place is just average except for the location. It is too narrow, the kitchen is dumpy, and the details are minimal. No bathroom photos makes us suspect circa 1978 styling...sorry we will take a nicer and much more charming home in Park Slope or Fort Greene any day for that kind of $$.

Hey not sure what your budget is but there are some really cool places in Fort Greene at probably comparable prices. In Fort Green you will have much better transportation options, FG Park for the dog, and more amenities....check out Toren, the Sanctuary, and Forte.

Well we are supposed to be going through a major renovation right now using such a product. It is a good starting point but the amount of $$ allocated for renovations is not based on the reality of NYC costs. We have to provide another 60 to 65% of the renovation expenditure which is a little steep but not entirely unexpected.
Our main complaint is the bank's requirement that the General Contractor meet such stringent criteria (not only licensed and insured) for the job that it narrows the pool to mainly pricey companies. Good luck!

Minard you've made a lot sense and you are right this building is overpriced by at least $500K but calling 135 Lafayette "rough" is well misinformed or plain ignorant of city neighborhoods. What is prime Forte Greene if this isn't?

Hey OP do you feel like a crook? Teaching in China? Charging the sublet much more than the actual rent right? Shame on you! Hopefully you don't get caught trying such treachery over there...can be punishable by imprisonment or even worse.
You are abusing the system in a rather disgusting way and such corruption clearly illustrates why RS & RC needs to be eliminated or revised significantly.
BTW we are market rate tenants right here in Brooklyn.

Fantastic location but the house itself is mediocre in quality and tiny....dollhouse?? Not sure but $2.3million is still massively over priced even for Brooklyn Heights...~around $1.8 may do it but who knows.
Wasder aged wide plank floors can be bought and installed @ a fairly reasonable.

Hey MrB while we respect your opinions a lot you do come off the snobbiest design critic at times. Honestly what do you really like in a townhouse / brownstone design?? No Granite, exposed brick or recessed lighting in this place. Please Mr B enlighten us a little on contemporary design.
We think the main issue with this place is the lack of Palor floor powder room otherwise this house is beautiful in an excellent location...yes BO this location is superior to most in all of Brooklyn.
DIBS we like that en-suite bathroom like there is no tomorrow unfortunately the sellers misjudged the market. Yep even brownstones in top hoods can drop precipitously in value..dommage but that is $1.2M off asking and still appears overpriced. The bears have it hands down!

Hey Pitbull that stuff matters like night and day. Just go ahead and check rental prices for both areas....massive difference on the average and ditto for land prices during the boom years. Like we stated earlier RE is overwhelmingly about location.

While we are glad this girl likes her place and seems happy in BS we cannot help but worry that she and her family may have been mislead into thinking this is Clinton Hill. As others have pointed out this is not even close to Clinton Hill. This is a fantastic opportunity folks and as Adam has pointed out the 203K would work well here if one can muster about $250K in cash for closing costs and down payment. That facade is plain but spending about $20K on a roof cornice and palor floor ledges alone will dramatically improve it. We remember seeing it a while ago and true it will need a complete mechanical and electrical overhaul including a new roof but the bones are awesome. Modest renovation budget is however @ least $650K to bring things up to code.
The comparison to 190 and 202 Clermont is laughable given the size and location of this property. Much closer to transportation, the park, lots of amenities, and almost twice the size.....matters big time!

11217, hate to keep disagreeing with you but au contraie the fact that many homes are repeated as HOTD indicates to us that they are taking way too long to sell and not just because inventory is low. A classic sign of a bear market is prolong listing to sell time right? Please note every single time these HOTDs re-appear it has been with a significant price cut sometimes massive mind blowing price reductions. Magnificient house with great details and a beautiful garden. That white door is an unfortunate scar but can be easily remedied with satin black paint. Is that white door even LPC approved??
Anyways we wish that kitchen had period cabinets instead of the faux loftish open shelves meant for rentals....ah sorry for sounding snobbish but this place is priced @ that level.
Sorry 11217 but we cannot disagree more on the need for @ least a powder room on the Palor floor....no amount of rationalizing is going to sooth such an obvious deficiency. Could you imagine having the Premier running down steps to use the loo? Remember lots of wine is consumed during those parties right? Can you say diuresis? What happen to protocol? Oh in a house of this level the loo will be sound insulated and the Toto toilet will produce minimal noise on flushing..custom engineering.
DIBS we are with you on the paneling in the library..it feels right, looks sophisticated and reeks of old world savoire faire. Can you imagine smoking a Cohiba esplandidos in there after inking a serious $$ deal...ah la vie en rose...hahahaha.

Wasder as you know people buy for completely different reasons even though the economics is the prevailing concept. Could be that your friends are starting a family or need a tax shelter. We know someone who had to buy because he got tired of paying 50% of his income in taxes living in NYC....even with a depreciating asset the #s work in his favor...single guy making $350K per year.

Mopar you can get wooden windows like that from Marvin. Excellent noise and temperature insulation but they are expensive especially if the windows are arched.

Hey mopar we think you are being too hard on this place. You are correct it is overpriced but studios can be quite practical for some folks as 11217 has pointed out above. Also this is NOT an SRO in its current configuration plus the location is hands down one of the best in all of NYC in our opinion.
Slum ?? You are clearly exaggerating or maybe you've never been to the area. Have you been to a slum my dear?
As expensive as this is we are pretty confident it will sell quickly maybe for around $300k...South Portland Ave is just that special!

I can't give it away, but I have a sink just like what you're looking for. The big problem with these old sinks is finding a replacement faucet. No one really manufactures those side-mounted faucets anymore. I got a replacement through a catalog about five years ago--Restoration Hardware?--but when I received the same catalog the next year, the faucet was gone.

Iris, The sink pictured has two knobs and a mixer faucet--I assume you're thinking it had separate hot and cold taps? I have seen these taps offered new for sale, though unclear if the OP needs them.

I have never seen a sink at Eddie's. He mostly has doors and sometimes furniture. Call and search web sites of salvage stores, such as Old Goode Things in NYC and Old House Parts in Maine. The lady who bought my coop in Jackson Heights tossed a sink just like this, but alas that was a year ago.
