Rat Infestation
This summer seems major rat infestation in backyards of block Smith/Butler/Baltic.
Anyone else in area of Smith had this also?
Recommendations, suggestions?
Of course, restaurants and food sellers are big magnet and we have been after a couple of them (with little progress), called 311, CB6, Yassky, etc and have set baits and traps.

In essence they do have tax breaks because Real Estate tax is based on value of prop - and value of property is based on rent roll.
And there are incentives - rents can be raised beyond usual rent increases for MCI - major capital improvements.
Also keep in mind that any new construction is not under any control/stabilization unless landlord seeks special tax breaks and voluntarilty enters system.
So I fail to see how deincentive to build new rentals if program (rent stab/control) is voluntary.
You are free to build what you want and charge what you want.

I don't see 'wealth destruction'. I see house purchased in 1980 for a few hundred thousand worth many millions - and all that creation of wealth is the catalyst for messy bitter divorce.
And article speculated prop was worth about same with or without house and part of that reason is that interior of house was nothing great.

Obviously lot is not 213sq ft as paper printed.
Guy paid $1.5 for property. And wants to build 10,000sq ft including parking for 3 cars and 5 apts.

c'mon crouchback. Its a fluff opinion piece for DDDB not 'reporting'.
Matthew Schuerman has been long time critic of AY not a 'reporter'.
But granted that silly comments like Goldstein's get blown up in press and have nothing to do with the issue at hand. But calling NYT an organ of Ratner is also complete nonsense. You are just as guilty as others for
trying to discredit those with whom you disagree rather than keeping to the issues.

I saw 301 Baltic couple weeks ago. I think it is great. But it is not the elegant Victorian of most of Brownstone brooklyn. A bit older - from 1840's and takes someone into that simpler style. Plenty of original detail. I think quite a bargain. Yes, good use some redo - but certainly very livable as is. I did't see garden rental. Very quiet back even if street side not quietest. Very convenient location.

DC37 employees are fairly low paid and doubt very many could afford to move somewhere outside city and commute.
Lower rent apts are not more plentiful in Nassau.
Both the Sun and Manhattan Institute are pretty right-wing orgs.

Even better than the 'art deco' building condo on Wyckoff/Smith is
this '1930s' house thanks to our listing realtor who really must know her stuff. And she adds near to Atlantic Yards and new METS stadium.
Wait till DDDB hears this.
