I used to love this place. then one day i ordered chicken w/ broccolli and the chicken tasted like rubber. so i thought it was an off day. then i ordered it again a few weeks later and the same thing...now i won't order from them because i totally think they microwave their chicken...bland and rubber are not my idea of good chinese food. they also raised their prices and it's really killing me to pay $20 for chinese food...but that's just me
Too many opinions here...but most are correct...
Fact of the matter is the seller pays the commission. Brokers have a fiduciary responsibility to the seller to get them the best price they possbily can for the sale of their place. Logic dictates that the more they get the seller, the higher their commission is. That said, UNLESS you signed something stating that YOUR broker is working for you (in which case they get YOU the best price they can) then YOU pay a pre agreed %. All this MUST be communicated and agreed upon from the beginning so the sellers may take less from buyer but they are also paying less in commission to the listing agent because the buyer's broker is paying the selling agent's commission.
I don't want to confuse things BUT the bottom line is you pay nothing to the broker

This is an elevator building (albeit a VERY small elevator, will probably not fit your bed/couch/dresser/ etc) so your movers will be doing the stairs...
This is probably a divided one bedroom but still looks like a two bdrms with decent size rooms.
This building is right across the street from the fire station and stradles atlantic ave and state st. it is one block from bond and nevins. good 15-20 minute walk to the nearest train and you're pretty close to lovely downtown brooklyn and all those cheesy shops.

oh, my bad. it did read a yr..i'm conditioned to see those numbers and then see a month! but it was transposed to read corner of remsen and joralemon when it should have read on remsend and joralemoan streets

kconway: well, I disagree with your "logic". you absolutely CAN compare the Heights to the Slope or CGdns. Yes, transportation is important but so is education and someone buying a 2 bedroom may want a 2 bdrm in a GREAT school district and both PS and CG are GREAT school districts. Unless you spend $ for pvt school you are now adding 25K a year for pvt school in the Heights cause you ain't getting a GREAT public school district...Not even comparing the cosmetics of an apartment (details or paint job)that appear similar in size, style, condition but living on the Park vs. living one block off the Promenade...priceless!

So I don't get why this is considered a good price when this building sits right above the BQE and 2 bdrm/1 bthrms that are right on the Park in Park Slope can't even command 700K anymore.

I think one thing that folks are missing here is that we need to know if these are new listings or how long theyve been on the market. All new listings get big hit the first coupla weeks. Then things start to slow down. ESPECIALLY in this market. Things can remain steady for a little while if it's priced right. THEN, if there's a price reduction, boom..you get another hit. It's a good feature to have BUt it doesn't really tell you why

so with all these rates dropping, why the hell aren't the banks opening up to lend more so people can afford to buy again. where are the buyers (or are they just being pickier) and if they are so busy with new loans vs refinancing, where are all these buyers who are buying? doesn't add up

When you day the monthly bills are higher in coops, it doesn't sound like you know that your taxes are built into this monthly mnt number. At the end of the year you get to deduct a certain % (based on your building...). With a condo, you are paying taxes directly to the city and your common charges are what you pay the condo. Figure another 100-500 in taxes a MONTH depending on what you buy. This # is 100% deductable. There's your difference.
Also, owning "real property" owning a coop is like owning shares in a corporation...

I am so sick of some of the advice that people give on this board. You all think you have the answers and you all think your answers are the only ones that are right.
Here's one way to look at this: your broker recommends an attorney who they have probably had success with, like, respect, and know a deal will usually go smoothly when that particular attorney is part of the deal. There are some top notch RE attny's out there and those are the ones that probably get recommended over and over. Its the same with contractors. If you've had success with a contractor who is good why not refer him/her? Some folks offer kick backs if they get the job, others like the relationships that are built for their businesses.
In your line of work, don't you like to continue working with those that make your job easier and better? Yes, you hope that a deal will close faster but nothing is gained when a deal is f***ed up so why would you recommend an attorney that sucks?
I say if you like and trust your broker you have no reason not to trust their recommendation. Besides, interview them first (about $ and any other questions regarding the process) if you like what you hear, then there you go. If not, interview others. Get 3 names and see who you are most comfortable with and go from there.

I've seen both and you get a beautiful open view of the Park from 6C. 6K is okay, it looks out to the building across the street but if you stick your head out the window you'll see the park and the city! I think location in itself is worth the asking for both places...

Metropolitan is the contractor. there are a number of permits and violations for different things. The fire is already registered but the DOB states that the building was shaking! scarey and sad.

As usual this is getting ridiculous. This thread went in directions it never should have. First of all I am sorry to hear your dog was attacked. The responsibility is of the owner who knows his dog is capable of attacking. The dog is doing what it's been trained to do or instinctively knows to do.
That said: my dog was attacked by a pit who wa prompted by hi owner to "get her". we were just walking through the park, during off leash hours. I also called the police. hen they came I was told that because my dog is considered property there was nothing they could do. Had the dog bitten me or gone after me then I could file a harrassment charge against the owner. The police tried to get me to change my story to say that the dog went after me but I had a hard time lying. Eventually I said the dag ran toward me and I wa afraid. It was only then did they write something about harrassment but not to the owner of the other dog because he was long gone...
It is scarey and infuriating to see your dog in the mouth of another dog and the owner acting like it's your dogs fault. You would hope those owners who have dogs that they know are capable of attacking other dogs would be more responsible in their hadnling of their dogs.
Again I'm sorry your dog was attacked.

Eh. they chopped up the living room area and made what was supposed to be a dining room into a bedroom...you folks are always ripping apart that "second bedroom" so knock yourselves out here. I have no problem with this, the kitchen or the bathroom. I just don't like that they chopped up the living room. and what's the mnt?
