Ditmas Victorian really for sale?

Anyone know what the deal with this place is? The Real Estate Book has it for 1.7M. However Kestyn Realty does not answer their phone and this is not listed on their site??:

Victorian home search in Brooklyn going nowhere

We have been searching for a Victorian in Bay Ridge for almost 6 months now with no luck. We realize that there are limited Vics in this area, but its not like there are none. These houses can be found from 76th all the way to 88th and span from 4th ave down to Colonial, so this is a large area. Did anyone else look in this are a for a Vic? Any luck?

A rant on Manhattan RE tax...

So I was reading an article here on Brownstoner that led me to Sotherbys website...I did a search for Soho/Tribeca property...Now, I know RE tax is high in Manhattan but some of these listings are crazy! This one below has RE taxes of almost $2500 a month for a property thats selling for 1.8M...Is this really $2500 a month or is this per year?:

house buying process (for older home)

We are looking to by an old Victorian house. Being a first time buyer we are a bit confused as to what order to proceed in. The house we are looking at needs work (we plan to change existing floor plan, replace floors..roof...some electrical, maybe some plumbing, brick exterior...) So what do we do first? We have not made an offer yet but here are the people I need to get in there:

-Engineer to analyze structure
-Termite guy to check for termite damage
-Architect to give us an idea of what can be done
-Contractor

Am I missing anything serious? Can all this be done prior to the offer?

So offer first? So if we bring the engineer in and he finds issues, or the termite guy finds issues, should the owner adjust the offer to the money we need to spend?

Its alot, but this is what these go for. We have been looking at property for some time...this is what is out there. There is not much on the market, so what is on is expensive.

We are looking at 7701 Ridge Blvd in Bay Ridge. We want to do a full/simi full restoration over time.

We also looked in Ditmas...many nice homes...we looked at 748 (or something) Westminister:

Its nice...huge, needs some work though. Im just not too crazy about the area.

Unfortunatly, 7701 is owned ny an investor and I am quite sure he wont be willing to bargain much.

Well, in my opinion the floor looks like who ever layed it down did a bad job...Im guessing that this is due to the photo. Furthermore, if you are trying to promote your services professionally, atleast run your post through a spell check...

Why do you say that? We are spending all our cash on Brownstones...where RE tax is minimul for the year...Im just making a comparison to what you can have in Brooklyn for a third of the price...People like you who complain all the time are the ones who ruin the forum. Atleast I created a name...and dont just sign on as a guest to hide my identity.

Mr.hancock - you hit it right on the money! - I have a drafty house and when my tenant calls up complaining he's cold (despite the heat being up to 74!) I turn it up!
maybe getting a seperate boiler might make sense, however I probably should spend the money properly "winterizing" the whole house

I think raising it $100 is fair, but then stop for a couple of years. My landlords only raised the rent on my apartment $200 dollars in 7 years (they were old timer Italians.) I think it is the new landlords who go crazy with rent raising. Just because you can raise the rent, doesn't mean you should. Raise it enough to cover the hike in your bills, but if the income on top of that seemed good when you set the price, why is it too little now? Obviously it's not - people just see dollar signs. Really, rents are stupidly high in this city - no reason why we all have to jump on the bandwagon.

How much does it cost to put in a separate boiler? I've been considering doing that because having the thermostat on the parlor floor really leaves the basement apt so cold. My poor tenant never complains, but she uses electric space heaters and our electric bill is $300/month! (we pay her electricity as well)

Wow, 11:02 - I can't beleive you pay their electric bill. We had the thermostat moved from the parlor floor to our apt (we occupy the two top floors as we wanted to control the heat) - I think the electrician charged up about $700 to move it

10:58 - I agree, I don't want to raise the rent to be greedy, I just am feeling the pressure of our gas bills being ridiculosly high and I need some extra income to offset that cost. When I did my refi last year, my mortage payment went up by $250 because the appraisal went up, thus increasing my insurance costs...
