Condo Conversion Question

My wife and I are thinking of putting an offer on an apartment that is part of a whole building condo conversion, but the agent said that the condo closings are planned for January.

How reliable are things like this and what does the process look like? We sign a contract and put a down payment in now and wait until next year to move in? Is this normal? What if, while we are waiting for next year, we find something better OR what if the whole thing doesn't work out or something? What are your thoughts on this whole thing in general?

The price and location seem pretty good.

Using a Buyers Agent?

Do you think using a buyers agent is a bad idea? Are sellers agents less willing to split commissions? Will it reduce the chances of getting a bid accepted? We're new to all this.

New Heating System Cost?

Hey Brownstoners,

I'm trying to buy a small 2-story, one family in queens that has a wicked old forced air system with one big vent for the whole house. We don't have much $$ but obviously we need to have heat. What is a good ballpark cost for installing a new boiler, radiators and piping for a 1,000 sq/foot home? Also. any recommendations for heating companies?

I think the current state of the market is higher than where we think it should be. Buyers maybe be rushing to get a place while the 8K tax refund/rebate thing is still in effect. I think that is pushing up actual sales pricing and is making it way more competitive out there (in my experience and opinion).

Also, I don't think we can really judge the value of a place from afar without seeing it in person.

Still. Whack overprice, i think.

Babs: Thanks again for your insight! The building has some 20 or so units in it and they are converting the whole building saving a some for rentals. I will have to get the offering plan and look into this a little more. We decided to hit a couple of open houses on our own to see how it goes without a broker. So far, confused but ok. :)

I totally agree with lucille. She's a Jazz pianist, not a heavy metal drummer (Wilco reference intentional). In renting to this pianist, you are helping to add beauty to the world that needs it. She sounds totally reasonable, and professional. And if she hasn't had problems in the past, as she says, if you trust her, rent to her.

I realize my comment may sound sappy, but whatev.

OP (yeah you know me) here.

Thanks so much for the lively and varied responses. All of of our offers were within 10% of asking and one was over asking. And we've got 15-20% down payment, our credit is excellent, etc. I was just wondering if using a buyers agent was a potential negative factor that we hadn't considered in the whole process.

One thing I will say, is no matter how crazy NYC and Brooklyn real estate is...one thing works: this forum! Thanks!

OP here. Thanks for the input. We have been working with a buyers agent and had 3 different places slip through our fingers, so we're wondering if it's us or our agent or what. I thought this was supposed to be a buyer's market?

I did just hear that existing home sales have spiked in the past month, so maybe it's just more competitive right now.

Yes. According to the seller's agent, the old boiler is inefficient.
