Looking for a Management Company
Hi!
We live in a small Condo Building (15 units + a retail space) and are looking for a management company that proactively works with our board. We are also exploring the possibility of giving them the accounting of the building. Now we have a partial management of the building, we would like to know if full management of the building could be an option. we are looking for 24/7 response to emergency. Also a company that maybe is part of large company that can provide comprehensive project management for difficulties as the ones that we are facing in our building (we are a new construction building with some outstanding issues with the developer). Obviously budget & reputation are the biggest issues. Any suggestions would be appreciated!

Washer/Dryer Installation
We are buying a washer & gas dryer (stackable - any suggestions?). We're nervous to install ourselves, & hooking up to the water & gas lines. I’m surprised Home Depot will not install – does anybody have recommendations for somebody who is reliable & will not charge us an arm & a leg?

Looking for a Painter
We're looking for an honest/good painter to come next week & paint our condo - approx. 900 square feet of new construction - everything needs to get done form trim, to walls, doors, ceilings, etc.
We'd appreciate any recommendations.

Most of them are pretty awful. After lookin garound quite a bit, we were so happy with ours until the Friday night before our Monday morning closing when she told us that there was more work involved than she realized when she quoted us her "Flat Rate" (as nervous 1st time buyers not being charged everytime we had a question was a big plus for us) and she was going to have to charge us an additional $500. With a gun to our heads we paid her - but we won't recommend her to anyone, we want that the be the most expensive $500 she ever made. At the end of the day she did the job & we have a home we love, but we didn't feel good about the process.
If you find somebody who can help you do both - shout it from the rooftops!

There's a painter we met through here with excellent recommendations - we did not end up needing her, but her name is Salem: masterbuildernyc@gmail.com. She is quite reasonable & was very professional.

I love my guy at Liberty - Sean Middleton, he makes it really easy & is very responsive. I started using him for rental insurance, and when we bought, he was right there with all the answers to our zillion questions.

if you used a broker, they usually have some good suggestions. that is what i did when i sold my place. (i think she only handles manhattan though, will check with her though)

We have an amazing attorney - total pit-bull and he will protect you. His name is Bill Bianco and he's based out of Queens. It's a family office so when you call, ask for the son - he's a Jr or roman numeral name.718-366-2600
Can't say enough good things about him. Tell him Andrea & Anthony sent you.
Also, never go with your broker's attorney. You need someone completely independent to protect you.

Joe O'Shea saved my bacon on two deals now. The first thing he did was to advise me to walk from the first deal when it started going sideways. Didn't want any money from us, so he was acting _against_ his best interest, which is rare for NYC lawyers. The second deal was with a real piece of work and he drilled right through all the crap and made it super-easy to get everything we wanted. Call him before the other party nambs him first!

If you are close to the water (Shore Road area), most carriers will not insure you. I have 2 or 3 (depending on your floor) and they are very affordable. Please call for a quote.
