It is very important that you work with someone whoa finishes the job. Believe me the best are those that work out of Long Island City. Prices are fair. As an architect your work can be done in-house and you will save money. Try these guys, I have worked with them and like thier disposition and capability.

Try checking the cross valves.. 2 independent systems?.. 1 system is bleeding into the other. Engineers do such a design so that the two apartments can run on 1 system if there is a problem with either system.

a) Never paint stone work. Clean and point.
b) Try different tones and paint on the bottom level. Take a week and visit the work and you decide what color is best. Patience ... Think twice paint once.

Park slope and Bay Ridge for your needs... But if you have friends in Brooklyn and you can afford it PARK SLOPE is it. Cheaper options are North-east of Grand Army Plaza. Take the train to Grand Army Plaza this week-end, turn towards Manhattan and pick left or right, walk around. You will not be disappointed. Have a nice week-end.

Yep.. eman1234 is correct. As a President of a co-op Board I can attest that plans are developed and passed by the Attorney General and common areas are included in taxes, charges etc. etc.

Olek Lejbzon & Co. has been restoring architectural woodwork finishes with their Eastern European craftsmen since 1950. They do a superb job, and mostly work on Landmark buildings. Their refinishing is first-rate, and they can repair or recreate any woodwork problems, from splits to gouges, worn our doors, beautiful hand-turnings, carvings, marquetry, paneling, doors and windows. I have a 3 story frame house, and am adding on a 3 floor extension on the back. Frame houses tend to have small foot prints for the standard 100 ft. lot, my architect was able to draw up a plan in which I am effectively doubling the size while more than adhering to FAR.
Consider extending backwards and not upwards.

You don't have to obtain a Plumbing/Repair slip (LAA form) for this work, it can be listed on the new OP-128 form which is filed every month by a Licensed Plumber. As long as the original water heater was filed, you shouldn't have a problem. Good luck trying to find that information out.

just remember when it comes time to talk numbers, insist that you will hire your own expediter so remove that cost from the architects fee in the approval phase and construction phase.
would you let the bank hire your mortgage lawyer???

i would recommend Radius Construction Inc. They are a Design Build firm and work on residential construction projects. They are great to work with and aim to exceed the expectations of their clients. There is an article on them in NY Magazine...see the link below:

I've been able to get much of the benefit "parkslopemom" mentions by putting a 20" box fan in a top floor window and opening ground floor north-facing windows.

Interesting comments.
I have done so much of this type of work that now, retired as an architect, I FEEL FOR YOU.
My advice .. Do your MEP's first. Floors and stuff cosmetic can always be done later. Several of my clients wanted a finished house i.e. House beautiful. You walk in and SCHAZZAM!!! All is well, including the color of the paint.
But .. Do the MEPs then live in the house for a year. Plan a one month finishing summer project and take the money that you will save for a month in Maine. Remember paint basic off-white for one year. Believe me after one year, you will know what works and what does not. SAVE YOUR MONEY.
Not a good post for contractors BUT .. it works for the client.
