Repair/Replace StainGlass Window

Looking for recommendations for someone to repair / replace a small stain glass window in living room. Window is facing street in landmark zone so it's either repair or replace with replica.

Appropriate Renov. 4 rental unit

Thanks for the feedback on the mkt rental rates on my Crown Heights N. apt. Now, looking for input on what's appropriate / sensible level of Kitchen & Bath renovations for the unit. It's easy decision if I was living there - ie do whatever I want that's within the budget. A little different & more difficult when the renov budget is smaller for rental purposes. Always found the generic "rental grade" kitchen & baths range from boring to an eye sore. Should I paint the existing oak kitchen cabinets or replace them with something from Ikea? is laminate countertop (maybe something better than the generic beige / white ones) good enough? White / beige appliances? what's solid & practical washer / dryer unit (gas one; in case these old bldg's electrical cant handle too much electrical consumption)? Dishwasher vs a big deep sink? Shower curtain vs. sliding glass dr? pedestal vs. cabinet sink? Another key question is what is too much $$$ to spend renovating kitchen (12 x 9) and bath (5 x 10). Want to get unit to be better than the usual rental grade stuff so I can attract & retain good tenants but I worry going overboard (ie I forget I'm not renovating for me to live there) & over investing

mkt rent 4 big Crown H. Rental?

Need input on gauging mkt rental rate on an aptmt in Crown Heights North. Was intending to live there but now need to rent it out. Love it too much to consider selling it. "OK" knowledge of purchase but clueless of rental mkt hence looking for feedback. Know the protocol so here are the details. It's on Dean & New York Ave. 4th flr pre-war walk-up coop, 2 bdrm, 1 maid's qtr, 1.5 bath, L/R, formal D/R, 1200+ legit usable sq ft, pre war details, fire place, pier mirror,... Right now, it's in solid condition but not mint move-in so have some renovation questions too. should I convert maid's qtr to a big laundry & storage rm (ie for off season items that one doesnt want to put in the basemt storage area)? Should I convert the 1/2 bath to full bath? Should I put in washer/dryer? Would've done all this if I was living there but unsure if these changes make sense financially from a 4-rent perspective?

work been pretty busy. found out why I got all the new add'l work, boss man waited to see I can handle the add'l load then fired the person who used to do it. instant productivity gain for the company 2 jobs done by 1 person without any salary increase.

on top of that, work computer been bad - ie openning internet explorer craps it out. IT folks been working on it (vs giving me a new replacemt for this ancient dell) and it appears to be finally better hence am here posting & reading

The work computer been acting up a lot recently - CPU running @ 100% level all the time (ie insufficient memory to serve on internet). Plus boss dumped a ton of new projects on me. Hence my MIA on the blog recently

too many people have not awaken from the programmed brain washing of last couple of years. Repeat after me:

- Home ownership should be a joyful situation and not a tenuous budget balancing act
- nice homes in nice hood shouldn't automatically be at least $1M
- if you can't save $$ for rainy day, kids' college, your own retirement,..... the damn house is too expensive for your income
- there's nothing wrong with renting

Tybur6, the stadium didn't help Yanks win. they would've won in their old stadium too. My Mets have highest payroll in NL and look what it got - pathetic sub-500 perf, big time choke at critical moments,.... I don't begrudge Yanks putting big money where their big mouth is. Rather, I respect them for it. besides they paid luxury tax to rest of teams in league

ENY, Yanks controlling budget - Not from my mouth. think Yanks mgt and/or the sons acknowledged this past season they locking the budget - ie no more big increases post the Tex signing. I can't see Yanks going after Lackey if they don't shed the $$$ off existing payroll to cover the the 16M or so per Yr needed to sign Lackey. as a fan, I love owners spending the big $$$ to put forth best talent onto team. I only bitch when owners spend it in stupid manner in a capped league - prime example is our sad bunch KNICKS

ENY, your thoughts on off-season roster moves for the champs? I'm thinking they'll be looking to reduce cost as they need to come up with a 4 yr 100M extension for the captain. Jeter should take ARod out to dinner after the extension cause both big contracts are that big cause they are set relative to the massive contracts ARod signed. ARods' 25M per got Jeter's 17M per. So ARod's 30M per now should get Jeter's extension at 25M

no way I'm believing housing has bottomed in this area. The step-function drops might have passed but drip drip is still in the fold. I'm banking / betting many people will refuse to allocate such a hugh chunk of their savings and income to housing and that'll cause/continue the drip.

besides, I have no choice but to believe that cause houses my wife likes are out of our budget. Anyone else married a spouse who has massive disconnect on what they want vs what they can afford?

Red Sox, Angels, Phillies,... will all be calling cause they now internalized that they need to make more serious commitment in the arms race against the Yankee Empire. Lackey would get juicy offers too.
