You need to hire a certified surveyor. If your fence is on any portion of your neighbors land they can make you move it.

If you have a wooden deck on top of a shed or extension which is attached to your house the deck or wooden portion should be at least 3 feet away from the building. If this is the case I believe what you have is classed as a wood canopy and this is illegal. visit this website:

On January 2008 my #2 oil was 2.97 per gallon, December 2008 it was 1.79 and today it 2.10 based on 150 gallons. I use 3 different oil companies and price before I order usually I use the lowest price as my average use is 300 gallons per month or 150 gallons every 15 days. This time I asked why the big jump in price and they said because of the war in Gaza. As far as I know there is no oil in Israel or Gaza so I believe that they are factoring in profit for the oil companies.

There won't be any problem with title however the violation will simply be transferred to you as the new property owner and you will be the one receiving the fines for the violation.

LOL, white people are funny. while you are a renter and you see a black person living next to you who owns their brownstone you call them homeless people because they are black.

I ordered new cherry cabinets from williamsburg plumbing 485 Flushing Ave. wpskinfo@aol.com, 718.596.1500 ext. 205 - top quality & great price. You can get the best deal if you pay in cash. I used c.foss handy service for installation c.foss@hotmail.com, 347.789.9132. I did my own painting and flooring but had a new kitchen for under $4K.

Maybe the issue is not crime. These million dollar brownstones were built in the 1920's or earlier for only 10k. Why is it that everything depreciates except old brownstones. How can a house built 90 to 100+ years ago be so valuable. Maybe the asshat's who purchased at a such an over inflated price will return to the cornfields where they came from. I doubt if anyone will be able to go back to where they came from so just deal with it, and stop asking what if...

With the market being what it is this probably won't happen before 2020. Digital Island was supposed to take over that site and then came 9/11. The city condemned the houses that were located on fulton st. between vanderbilt and claremont, and promised those people who were living there first dibs on new housing at that site, that was back in the 70's and most of the tenants were old people so they are probably now long dead,so I won't hold my breath. Besides, Brooklyn is already on it's way to becoming another over populated little Manhattan.

My question is when are these whites going to fly the coop again. When I ask them why they moved here (CH), they say for the diversity. What diversity it's mostly all white. It may be trendy but it's all white bread and painfully boring.

Tommy Cellars just recently passed away this summer, so lay off of him. Stop trying to tell people what to do with their property.

I have lived in Hill for 50 years, growing up my block was mostly Caribbean and Italian and everyone knew each other. Today I don't see less diversity with more white people moving in everyday--where's the diversity in that. Clinton Hill has definitely lost it's charm, and it is way too over populated.

The truth of the matter is if you can be seen drinking alcohol in public (which is a vague term), on your stoop or property which is visable to the public you can be given a ticket. Prior to the mid 80's the police didn't inforce this rule -- now the city needs any penny (or $25-$100.) it can make on tickets. They (the police) now actually do come up to people drinking from containers consealed in brown bags and ask to inspect what is inside the brown paper bag.

momo284, why hinder the ability to solve OP's problem by simply concentrating on the noise. He has a better chance of rousting these clowns if he expands the problem to include zoning, and potential loss of life issues. Calling 311 for noise complaints is the modern equivalent of "Waiting for Godot".

Why do you assume it's a business? You use the words "clients"...they could friends. It could be a hobby. Maybe you should try meeting your neighbors instead of hating on them. Obviously, they own the space or have use of the space. Try talking to them instead of calling the police.

wasn't there an article about a few months ago in the times about a violin repair shop in a residential space and how a complaint to DOB got it evicted. The fact that studios exist in residential spaces doesn't make them legal

If asking my neighbors to keep the volume down was a solution, this would have been solved years ago.
They basically took their mom's old house, gutted it, and put in a recording studio. Nobody actually lives there. The backyard is filled with garbage and bags of cement that have turned solid. The back of the house looks like it's going to collapse. Chunks of the roof are blowing off. They had to clear their studio out for a couple weeks this spring when it turned out the tarp they'd had on their roof for three years didn't work as well as actually fixing their roof. There's a derelict car with four flat tires that's been sitting out front for five years, poking out into the sidewalk.
That being said, they drive new cars and have tons of expensive equipment. I've seen the owner's name on music websites. They definitely have pro clients and money to spend. They just don't spend it on soundproofing or building maintenance.
I'm not dealing with responsible, considerate guys here.

I sympathize, I have a Trust Fund DJ living next door who illegally sub divided the house to accomadate tenants. A single family house now used as a two family. The noise was unbearable, like living in a bass drum. I banged on his door(non-working bell) and told him that my lawyer advised me to speak to him about the volume and persistence of his music and could he please lower it so we both could avoid legal issues. That has worked some. DOB never showed up, the PD never showed up, five to ten calls to 311. If you tell the FD that the roof has holes and the back of the building is in danger of collapse and your worried about the fireman's safety, you may get the FD to send a report to the Buildings Dept.(an A-8). Complain, complain, complain the squeaky wheel gets the grease in this city. Document, document, document, time called, date called, person spoken to, etc. finally, get a lawyer.

There is nothing illegal about having a recording studio in a residential space, just about every wanna-be rapper and their grandmother has one. Noise is regulated by NYC noise laws (check with 311); no excessive noise on weekdays after 11pm and on weekends after 1am. As far as sound proofing that is your responsibility. If they are making noise after the proper time you can call 911 and make a complaint
