severe dammage by tenants
I need a bit of help. The 3rd floor tenants are rent controlled.They rigged up a shower back in the past with out the consent of the previous landlord. I asked them to put up a shower curtain they did not The water damage ran all the way down to the basement causing the repair of joist @ 14,000. We,incidentally thought the leak was from a toilet that the previous landlord...however it was from their rigged up shower. Appertly the leak has gotten even worse. I had closed of my kitchen cabinets when I opened one to get a glass I discovered the cabinets were filled with black Mold and the wood was totally destroyed. I am now facing having to gut my kitchen (which I don't have the money for and having to repair their bathroom and do mold containment. I frankly want them out or at least held accountable for their destruction. I figure another 10,000. bringing up the cost to 24,000. Can I do this with out a lawyer...our lawyer is fairly expensive and they are rent control. HELP!

heart wood pine subfloors
we have the original subfloors 20x30 area. Is it worth pulling them up and selling them we are not using them in our renovation dur to our joist being replaced. need an opinion on how much they are worth. Thanks

we are facing to replace or support 8 joist size 3x8x20 due to water damage. Our contractor has given us a 24,000 price for replacement and moving all electrical wires . It breaks down to approximately $ 80000 for electric and the rest for joist. It seems high? Now my architect is trying to come up with a new solution But still it seems high any opions?
electrician cost is it insane?
is 180 - 200 a point installation high? To my husband he is outraged says its insane. He also wants $800 to pull out all the electrical cables and re-hook them up again.(we have major beam problems) I just need to know if he is higj or is that within reason. Any help would be appreciated.

Thanks for your info.This is not the first building we've bought with RC tenants. But this our first in Brooklyn with a non stabilized building..... we understood the perils of RC but this is obscene amount of damage even the old man who put his boots to warm in the microwave (with metal toes and insoles)did not cause that much harm. If i can prevent them from putting up another Garden hose shower and making it known that this is 24K worth of damaged they cost us. A friend suggested taking them to small claims. This way it would be the incident not rent control laws. There is a question about their lease. She may have been living ells were before her mother died. Does that change things?

Vinca thanks they also are not granting access I have their keys can I just walk in and fix itr and the radiators which need to be fixed so they get heat. I am not being a meany I just want to fix things so my renovation does not get destroyed.

grass= mosquito, no-seems, ticks, water bills, pesticides and Ticks. Get rid of the grass with alternate plantings ie chamomile, wild thyme or better yet cedar mulch and you will get rid of all the above and do the earth a favor.

here is another solution: Surround the stump with top soil and hummus make a giant raised bed. My neighbor upstate did that with a similar situation now has a beautiful raised bed with exotic lilies. In a few years the stump will decompose and he he may lower the raised bed. Its cheap and easy and especially not hazardous.

Ok the table mostlikely has an industrial finish which was sprayed on with a high power hose. These a b**** to refinish. But it is do able. Get a stripper that is hopefully non toxic and then sand it. Its generally a bad idea that to do that with antiques but those finishes a bitch

!1 Use sawdust and a stiff broom.
2 sweep briskly to pull out excess.
3 sweep in the baking soda.
then power wash,
keep sawdust to absorb the moisture. repeat baking soda as needed on a weekly basis good luck Keep it dry! the only thing that kills moss is lack of moisture

We never used it because it was a pain to get going and then maintain. Let me get it in perspective when Our 2 college boys had a party they were beyond psyched to get it running. After 2 day of fighting to get the right temp they gave up. They filled it with ice and filled it with beer. After that it was never used again.

Dear Friends,
I wrote that at 3AM. After a week of moving all my stuff out and getting the upstairs reconfigured. We are doing a 20x 20 extension;two floors the bottom will be 2 bedrooms the top a family room and office and a deck.We are redoing all the joist in the cellar NW corner;replacing joist in the stairs; All beams to be replaced with steel. We Have gutted the downstairs. We are moving the 2 bathrooms in the middle with spa features and laundry closet. The front will be a 3rd bedroom. Behind the master bathrooms will be a library that joins the back new bedroom bedroom turning it in to a master suite. So sorry for no punctuation, but I was a little tired. :) But I have sent emails to tips and Mr B but have not had any response. I think people would like to see something like this and I am a pretty good photographer. So any help getting some attention to creating this blog would be most helpful.

have you ever tried sand? Sometimes dry sand can be abrasive and just sweeping the sand back and forth should scrub the decayed leaves away as well as moss algae. try it it could not hurt.

take it out side
1)Wash it w/ Murphis soap will and clean it and take off any old finish.So becareful if you dont want the old finish taken off.
2)take the piece of furniture out for several days into FULL SUNSHINE.
3) AT NIGHT put the baking soda and KITTY LITTER in the drawers at night then dump it out it the next morning.This will take the extra smell out.
Repeat steps 2-3 for a 3-5 days and you will have a stink free piece. If you want after wards put lavender & rosemary in the drawers it will make it smell lovely.

Plants in winter are dormant most plant deaths are due to over watering.

There is another extension on the other side but they have their foundation on their property. The FOOTING extends into our property we are going to have to but a 2'x 2' under pining. They assured the previous owner about making sure that they did not encroach. I I just want to know the law or how people have dealt with neighbors encroaching.

I believe the daughter had to be in residence 2 years to keep the apartment. Again, you really should speak to a lwyer to go down to housing court and get information. There are circumstances under which an rc/rs tenant can be evicted and possibly endangerment is one of them. And you do have the right to gain access to an apartment to do repairs. That should be in the lease form as well.

the house has the original bathrooms from the 1910 renovation turning the house to a 3 family dwelling. The bathtubs are small 4' claw foot with the original drains and fixtures. It was never meant to have a shower. They rigged it so they attached a garden hose to the spichet and a hose to the SIDE WALL. SO WHEN THEY SHOWER THERE IS NO WAY TO PREVENT THE WATER FROM HITTING THE WALL.
My question is can they be made financially accountable for the damage they created? If they had a security deposit which they don't ....
Can I take them to small claims court?
