Prospect Lefferts Gardens
Hi,
I am thinking of buying in the area and am wondering what the vibe is on PLG? The prices seem to vary, but it is hard to guage what is overpriced. Does anyone have any thoughts on places and prices like these? They seem to vay a lot over there and it is confusing.

The houses you've singled out vary greatly both architecturally and in location which, IMO, accounts for most of the price differences.
The Midwood Street house is the only one of the four that's in both the PLG Historic District and Lefferts Manor. It's on my block,so I find it a bit hard to be objective about it. The Parkside Avenue house is IMO the most architecturally distinguished of the four and has rental income. The double duplexes on Parkside really look like two separate houses. The block was in the original proposed HD, but was left out of the 1979 HD designation because because it wasn't contiguous with the rest of the district. The same applies to the house on Chester Ct., the least expensive one--far less costly than virtually identical houses on Rutland I. The block is a cul-de-sac off busy Flatbush Ave. (pictured in the ad). I've been in a number of these houses over the years and the block is far more pleasant and quiet than you might imagine. The last house, which appears to be on Lefferts Ave. between Washington and Bedford, is probably the plainest of the four; it is on a very quiet block, but only the two blocks of Lefferts east of this one are in the HD.

The PLG community is organized and on top of things. Old longtime community associations. Lefferts Manor is social and neighbors know each other and hang out. Friendly. Ready to help with petfeeding when you leave town. Most with a good sense of humor and offbeat in a cool way. Many work in the arts or design.
If you are ever walking around checking out the neighborhood, stop by K-Dog on Lincoln by the subway and talk to people there. Anybody there will happily chat and tell you what the neighborhood is like.

On the same day as the plg house tour I saw the "mint cottage with parking" one. It's not for somebody who wants all the original details. But it has decent finishings and it's great as a condo-alternative.

I live in the neighborhood and I find most of those houses overpriced.
The Chester Ct. house has been for sale since before the bubble popped.

This house was listed for $699K right before Xmas... the first showings were in the begining of January... there was an accepted offer within 3 weeks, and the buyer backed off after 4 weeks of negotiating a contingency for the sale of their condo, which the sellers lawyer wouldn't allow.

Thanks so much. I have been around the hood a bit, but not enough. Do you have a recommendation as far as location, stability and amenities go?
