South Slope/Sunset Park

We are about to buy a property West of Greenwood Cemetery near 26th Street. I wanted to ask about the area and if any of you can comment on safety and quality of life. The area seems great but we'd like to talk to people that live in the area.

LNO and C of O's

I am looking to purchase a property, it was listed as a 3 family and is being rented as such. The C of O from 1930 lists it as a 2 family and a store. Can I get an LNO to make it a 2 family only or will I have to change the C of O? What kind of time and costs are we talking about?
