I don't know if it's "giving the finger" or not, but it sure ain't a love poem to the neighborhood.

I truly cannot believe the city is doing this. Just what the neighborhood needs as the real estate market plummets. Great job! Jeez.

It's been a while--3 years maybe-- but my wife and I had a delicious meal here. I also recall some atmospheric live music. Very positive, if vague, recollection.

Wow. Those developers must be thanking their lucky stars!

As Brownstoner points out, Minsky had a huge impact on the revitalization of FG and CH. He deserves serious credit for that. If I were running BHS or Halstead, I'd be signing him up today.

while some people might talk a big game, there are very few self-professed liberals actually liberal enough to want a homeless shelter in their neighborhood. liberals have kids too.

$85K off is nothing. I think you're going to see developers accepting $600,000 offers on $850,000 apartments very soon.

Posted by: lowintheheights at October 13, 2008 9:35 AM in response to Developers Sweeten the Deal for Buyers

Question for the finance folks out there: Isn't this a pretty cheap call option. Let's say you're looking at a $1 million apartment that you could rent for $5,000. The only real cost to you of buying the option is the difference between the $5,000 and your current rent, which let's assume is $3,000. So over six months, you're paying $12,000 for the option to buy the $1 million apartment, which is about 1%. Of course, if you don't think there will be any volatility on the upside then I guess it's just flushing $12,000 down the toilet.

Personally I wouldn't walk away, but that doesn't mean it wouldn't be the financially prudent thing to do. Definitely try to renegotiate first at least. The developer has some incentive to work with you to keep you from walking.

Posted by: lowintheheights at October 7, 2008 9:58 AM in response to Front Page Forum: Walk Away from Downpayment?

Exactly.

Doesn't Chana know that she shouldn't question the authority of a man? Doesn't she know her place? Gosh, for all we know, she didn't walk far enough behind her husband when they were married!

Posted by: lowintheheights at October 6, 2008 10:18 AM in response to War of the Roses, Borough Park Style

This seems strange. I bet it has more to do with LL's asking crazy rents than lack of stores that would like to be there.

Posted by: lowintheheights at October 1, 2008 10:22 AM in response to Plans for HOD Go Forward

This was a fascinating article. It seems like it's going to a be an uphill battle getting most developers on board. I hope, over time, this becomes more and more standard.

That quote about VPs is weird. Most VPs are in the early-30s and the mid-range earners on Wall Street. I think a lot of those people are the buyers of these new condo projects, especially in Williamsburg and Downtown Brooklyn.

I'm not sure you can chalk this one up to gentrification. It seems to me that My Little India, although there a long time, was more "upscale" than some dime-a-dozen crappy Turkish place.

I've only eaten there once. Had a decent salad (the Diablo, I think) and the corn, which rocks. I was a little miffed at how small the cup of $3 ice tea was though. that felt like a total rip-off. great local vibe though. good for the area.

I could see paying the lien amount for Pacific Street but not for Bergen.
