Granted McD's is not ideal but the building looks pretty good from the outside, I think. They just need a good supermarket down there!

These prices do seem high but I wouldn't bet against Avalon. They have a pretty good track record at this stuff. I think the building's looking pretty nice too.

As Brownstoner points out, Minsky had a huge impact on the revitalization of FG and CH. He deserves serious credit for that. If I were running BHS or Halstead, I'd be signing him up today.

Question for the finance folks out there: Isn't this a pretty cheap call option. Let's say you're looking at a $1 million apartment that you could rent for $5,000. The only real cost to you of buying the option is the difference between the $5,000 and your current rent, which let's assume is $3,000. So over six months, you're paying $12,000 for the option to buy the $1 million apartment, which is about 1%. Of course, if you don't think there will be any volatility on the upside then I guess it's just flushing $12,000 down the toilet.

Personally I wouldn't walk away, but that doesn't mean it wouldn't be the financially prudent thing to do. Definitely try to renegotiate first at least. The developer has some incentive to work with you to keep you from walking.

That quote about VPs is weird. Most VPs are in the early-30s and the mid-range earners on Wall Street. I think a lot of those people are the buyers of these new condo projects, especially in Williamsburg and Downtown Brooklyn.
