Floor refinish.. Vacate property?

I'm looking to have the hardwood floors in our 500sqft unit sanded/refinished. I need a recommendation on who to consider hiring and was wondering if I needed to completely vacate the unit while the work is being done.
I'm in Greenpoint.

We're self managed as well with 8 units. Lucky to have a few owners that don't mind clearing snow and changing lightbulbs in exchange for lower maintenance.
One persons gets paid to clean the hallways, but that's it.

Wondering how the seller was able to list this on streeteasy. I tried a few months back with my own "for Sale by Owner" and was told that streeteasy only allows real estate professionals to list "for sale" properties. Rentals by owner were ok to be listed at that point, but not FSBO.

Can't say enough good things about Vinnie's. There is no other place I visit more often for food. Great veggie and vegan options. Nice guys, good prices. Just what you would want from a neighborhood pizza joint.

Ok, do i get a free slice now?

I used iweb and mobileme from apple when I built my FSBO site. Very easy to do, no cost involved at all (mobileme is free for first 2 or 3 month trial) and a few customizable templates to choose from.
Received good responses and couldn't be happier.
Good luck.

A lot of people want to put down roots on the Northside and unfortiunatley, all these new construction condos is the only ticket in town.

I've got the same restrictions close to my house.
There it means that you can park for up to two hours between 9am-7pm afer paying at the Muni for it. Between the hours of 7pm-9am, its fair game at no charge to park there.

You might have additional restictions that I don't have on Bedford Ave.

CL only charges if you're a real estate professional, no?
I don't know how you would get in streeteasy, but a lot of people are looking at that these days. Good luck!

Great food, not so great atmosphere.
The BYOB makes up for that.

I was just there on Monday night. Didi they just change owners or something? Menu was totally different and the staff not as good as the last few times I've been.

Still love the food and think its one of the best around.

A car chase down busy Manhattan Ave + apparently without any sirens.. you've got to be kidding me! This tradedy could have been avoided if the cops applied some common sense. How sad

Having been to this place many times with my little one, and clearly seeing the need for a space like this onthe northside - I would agree that it would make a lot of sense to get a business like Mamalu going again. I'd be interested in being a partner too

Lived right there for 5yrs, no problems for anyone in my building.

I'd be interested to have a mortgage expert chime in on how this action will affect Mortgage rates available to those with healthy credit scores looking to refinace. Up until last week, I've seen quotes at 4.875 - 5.15 on 30yr non-jumbo refinance. Will this action push rates down further? I know LTV and credit scores much more important now, but just interested in mortgage rate trends.

No rebates for co-ops? I'm surprised I haven't heard that one before. That's really true?

Posted by: lambretta at December 31, 2008 12:02 PM in response to Who got their $400 rebate check?

Thanks for your tips Bessie.

It is a true pre-war Railroad, where you can look from the from the bedroom straight past the living room, office (or babies room), right into the kitchen. to enlargen the feel of the space, the mirror on one end won't work. We have bay windows on one end, and a door to the garden in the back. (lots of light in the place)

Not a complete renovation, just looking for ideas/inspiration - how others do in a space like that.
We're adding on to the family so scratching out distinct separate quarters without the use of doors etc. is of interest and increased urgency.
I'll have a look through some small living quaters books for now.

Thanks again for your help.

If there's a muni-meter, you have to pay to park (or stand) during the hours stated. It's common to have more than one sign posted that generally confuses, contradicts or undermines another sign. Below are links for an automatic fine reduction program, as well as some other useful info:

aaaaah Driving (parking) in NYC is the bane of my existence.

You can park there for 2-hours but have to pay for it via the muni meter.
between 7pm and 9am, you can park there AND not have to pay.
Sundays, you can park there and not have to pay.

FYI - In NYC Muni meter charges are NOT in effect on Sundays.
Also, there's two different types of meters in NYC. I think what you're referring to as 'Old School' meters are the ones at each individual spot where quarters are inserted into a slot.
And then there is the muni meters. Several located on a block. You can use coins, bills, Credit/debit cards and get a receipt that you place in your windshield.

Also, look for other parking restriction signs nearby.
Street Cleaning: Certain days and times
No Standing: Certain days and times
No Standing from here to Corner------>
No Standing except authorized vehicles
The list goes on and on.

FYI - you can't stand in a bus stop. Even if you're in your car they can and will ticket you, even if you offer to move. Happened to me. And no matter how much you curse them out, they will continue to write the ticket :-)

Welcome to the roads of NYC

Thanks for the info guys. I look forward to paying many more tickets!

Posted by: IronMaiden at January 21, 2010 12:32 PM in response to Parking Confusion

when I bought my car after 10+ years of not having one in Brooklyn, and having moved to a new neighborhood with new alt side street rules I made this error: I got a parking ticket because I misread the sign stating 'no parking 11:00am - 12:30pm Monday/Thursday for street cleaning'. the 12:30pm is printed in a much larger font than the 11:00am and I had quickly glanced at the sign while driving past. As a graphic designer/advertising person I laughed at my mistake, because it seems to be an almost subliminal messaging ploy by the city to generate more fine $.

Of course, ET, you cannot stand in a no standing zone, which bus stops are. You can stand in a no PARKING zone

I'll never understand why anyone keeps a car in NYC.

Posted by: serpentor at January 22, 2010 2:24 PM in response to Parking Confusion

I think that they should give NYC Parking sign comprehension questions on the LSAT to test extreme skill in reading comprehension/semantics/logic. I have failed many times in the form of tickets because I have not stopped to fully think through what something means. Maybe this could get me a handicapped placard -- I've also gotten tickets for parking in handicapped zones (180 dollars!) and it seems I am not handicapped enough to park in one.

Thanks, lambretta, I will try that, am mac savvy but have no business trying to build a website from scratch! When you say you received good responses, did you find doing the fsbo was the right thing to do? We want to try that route first, Seems a good website is the first step. And, only reason said blog was because know there are standard templates for that sort of thing.

I just started to list my apartment in Park Slope, FSBO.

I'm using No Brokers Please! to help me list it. I'm happy so far. They provide 6 professional photos of your apt if you buy a package.
Here is my listing on their site: http://www.nbpny.com/properties/114-garfield-place-4r.html

The other thing I did, although I don't think I needed to because of No Brokers Please!, was make my own website using weebly. It's free. Anyone can do it. You don't need to know how to make design or program. Here that is: http://114garfield.weebly.com

I hope you find this helpful.

Just register a domain name on Godaddy.com and then point it to a Blogger.com site

it's not as pretty as building a html website but the price cant be beat.

if you really MUST have a pretty layout with photos etc then hire some kid to build it.

eg. this site www.Cognation.net was put together in about 30 minutes - it's not rocket science.
