FS- New Restoration Hardware White Porcelain Sink REDUCED
We bought this beautiful, white Italian porcelain sink from RH in July for our Master Bath and changed our layout, so it won't fit anymore. It is in brand new in the box. RH listed the sink and vanity for $1,200. We are selling just the sink for $369.

Vintage Pedestal Sink FOR SALE

Vintage Roper Stove For Sale

Changing Bldg Usage after Purchase
We are purchasing a bldg that is currently a 1-family and are planning to convert it to a 3-family. Does anyone know how this conversion will affect our loan? Will the bank need to be advised of the change? Are there any penalities or other negative ramifications if we don't tell the bank and they find out down the road when we refinance or sell?

Another SRO question
I am considering purchasing an SRO. The Certificate of Non-Harrassment is completed according to the broker, but its C of O is still a "1 family with 8 or 9 roomers" or "Old Law Tenement".
Mortgage brokers and a bank have told me that b/c of its C of O a commercial loan is necessary for the purchase, which would not be affordable for me.
I am planning to convert to a 3 family. My thought was to have the seller handle converting the current C of O to a 1- or 2-family. Then, I can obtain regular financing, purchase the property and then do the conversion to a 3-family.
Can someone with direct experience with/knowledge of SRO conversions please offer their insight into whether this is a realistic scenario? Might there be a problem getting DOB approval for converting from a 1- to a 3-family due to the increase in population density that would result (an architect mentioned this to me)? Any information or war stories on this would be much appreciated.

Here's clarification for 9:21am:
I am proposing that the seller get the C of O changed out of SRO status to a 1 or 2-family, whichever is quickest and easiest (they started to work w/an architect and have some rough plans already), so that we can proceed with the deal.
Then, after I purchase I would do the final C of O change to 3 family. So, I will be handling one C of O change.

I would guess that if the seller could do this, he would have done it already. If the seller clears up this issue, he could get more money for the building. I think what other posters are saying is that these are messy situations and some buyers take the risk involved for a significant discount. If you are not getting that discount, walk away. Even if you are, walk away.

If the seller has not done this yet, it is because he/she DOES NOT have the Certificate of No-Harassment and is unable to get it. If the seller had the certificate, they would have changed the SRO status already, since that way they can command a higher price for the house. There are horror stories of people waiting a year or more to get the Certificate of No-Harassment, and in that process, you cannot obtain any type of building permits from the city or do anything to the house.

Since the buyer pays nothing for the broker, why not? We found a very good broker through a personal referral who did a lot of the searching for us, even visited houses to rule out ones that would not fit our needs. We also continued to search on our own, but the house we bought came to us through the broker. He was also helpful in guiding us through the process. I would mention his name, but then I would just be flamed and accused of being the broker and posing as a buyer. :)
Also, I would hesitate to take a broker's referrals to inspectors or lawyers. Find your own who will be totally impartial.
