Interior designers?
Just moved in to new space and need help getting it together. Can anyone recommend a designer / decorator? Ideally, one who could do a consultation and maybe advise re: how to put the rooms together. Don't mind doing some of the work myself - and not looking to gut the place - it's brand new - just don't have an eye for how to pull it all together. Also, I have a lot of new furniture that I'd like to keep - just need help putting it together.

long wait at Oro...
...for the closing date we've been promised. Curious if any body out there has any word on when they plan to start moving people in. Keep getting promises of "updated info" on the way from the bldg...and yeah, I already got plenty of flack for buying into this neighborhood :) Like everything else, it will change some day!
custom banquettes
Any one have a recommendation for an upholsterer or carpenter who can make built in banquette to use in a small corner of a dining room? Plenty of companies that do work for restaurants but was wondering if any one out there has had one done for a residence. Thanks.

Oro Condo news?
Wondering if anything new is out there re: Oro Condo on Gold Street. The place is 50 per cent in contract, I'm told?

New to the area and have tried this place half a dozen times over the last 6 months. Not a lot to choose from down here, and it's a short walk. Really wanted to like it, but to be honest the food is at best, mediocre...the average diner serves up tastier fare. Staff is pleasant enough, but the last straw was the tray of 4 drinks dumped in my lap by the waitress. I actually had to ask them, twice, to adjust the bill - they didn't even want to take my order off the tab.

Actually, speaking for myself, I'm someone who would like a straight answer from the developer, who has yet to offer any sort of info, except "soon, soon, soon". I'm well aware of the ups and downs of the market, thank you, and I'm sure given time any one buying here or elsewhere in NYC area, will be glad they did. Oro's layout and views are awesome - I, for one, want the apt. I contracted. I also want to know when I'm getting it. It's not a matter of "having principals" - it's about being able to get some honest information.

Absolutely. I'm in a jam - buyers of my present home want to close and move in, and yet, I have no idea when I can get into the new place, except that it will be "soon." Been following the dialog on "streeteasy" hoping to find others in contract @ Oro so we could put our heads together and see how to get some answers. The sales staff has been polite and professional, but they aren't saying anything. You don't need to be clairvoyant to see what the developer (and sales staff) are doing - they need to get a certain # of contracts signed to make it worth while to continue. Otherwise this will be Oro Rental, not Oro Condo. In the meantime, I'm thinking I need my money back to go find a new place.

Do you know any one else in the same boat? I wish we could get a group of others in contract w/ Oro together and see what options we can come up with. I'm running out of time here in this apt., I may need to start looking @ other places. This sucks.

A year?! Damn, I had no idea. I'm going on 4 months. I kept hoping that one of these posts would flush out the rest of the people who were in contract, and maybe as a group, we can get somewhere. "Soon" doesn't cut it anymore and I need answers. Does any one know any one else who bought there?

It should be noted that "soon" is coming from the attorneys. My realator directed all of my questions to them sometime around May. As far as concrete answers go, there are none. My lawyer gave them an ultimatum to give me a closing date or give me my deposit back. Once the deadline rolled around, they held onto the money and informed me that I was out of luck. Regretfully, I signed a preconstruction contract that never included a closing date. That was my mistake. But I thought that after this long, refunding me would not be out of the question. The option to sue is viable, but I'm not into losing more $5-$15K more than I originally put down. Now, I could be wrong, but I believe that they might have lost the tax abatement for this year due to this gargantuan delay.
Worst. Flagship. Ever.
How about a class action? How do we hook that up?

I need to check my contract but I believe my out clause is either a year and half or 2 years from the time I went into contract. Is there anyone out there who signed their contract in Feb '07 when sales began? In which case, when is your out clause coming up? I have a feeling they will make their final decision whether to go rental or condo right before those out clauses are due to come up. Until then they are hedging their bets. The building is clearly done. Originally they said they were ahead of schedule and thought they would start closing in Feb/March. I thought that was aggressive, but now it is August and we have had no real information from the building. I think more people need to express their frustration and perhaps as a group we can figure out what is going on. Thoughts?

I'm with you. This sucks. We went into contract in June 2007 thinking we'd be closing in March 2008. I'm having my attorney write up a breach of contract letter that I'm sending to the developers lawyer. Apart from the time we're waiting, the property value is also dropping. The developer is not willing to do anything for the buyers. I agree that they are just waiting to see if they are going to go full rental. They are just stringing us along.

We've been in contract since JUNE 07. This is so frustrating. I was told that they have to close within a reasonable time period or they are in breach of contract. We were told they were going to start closing MARCH 08. I'm going to wait another 3wks if nothing happens I think we're going to try an go the breach of contract route, on the grounds that 6 months is an unreasonable time to close.
From what I can tell there's only about 5 of us on this blog, wish there was a way to get the word out to more people. I'm curious to see how the rest of the people in contract feel about this.

I think most of these people here are remorseful buyers since the value of Oro has dropped. Probably trying to make excuses not to take up the properties. Lets face it there are risks in buying early. Had the value shot up I am sure they will not complain as much. It's just like share markets. Some win some lost. If you have some principals you just have to bite the bullet and wish better luck in your next investment venture.

I'm completely on your side. Real estate speculation is one thing, but an outright communication breakdown on the part of the developer is ridiculous. I am all for entering into a cooperative breach of contract front. Do keep in mind that there is no clause in the contract. Also, streeteasy seems to have a more active discussion. Please let me know if you are able to make any headway. I signed a contract over a year ago and I've not had a good year as a direct result of all of this.

We used Sterling Moving and Storage. Not the cheapest in town, but worth every cent. They were meticulous, and prompt. They packed up the old apartment, put everything into storage for a few weeks, and delivered to the new place. Not a scratch or a smudge on anything, nothing missing, and all done neatly. Very happy with them.
