315k - down payment (63k) = 252k. @ 5% interest = monthly mortgage of $1,352.79. Plus the maintenance equals total monthly payment of $2220.79. And it's not fair to compare that a a rental price because of the tax deductions. Given the tax benefits spread over the year, your actual out-of-pocket monthly is closer to $1600-1700, at least for the first few years.
that being said, still overpriced.

given the dimensions, this place only has about 600 sf. Even at 600k means $1000/sf. seems too much. as for the party deck, i'm sure your neighbors above loves the idea. i wouldn't be surprised if there're house rules limiting how many people you can have on the deck and at what times of the day.

this is a classic case of the listing screwing it up royally. people here are crapping on the building exterior when it's probably one of the spiffiest looking building in brooklyn heights. the seller should have sucked it up and got a professional photographer.
that being said, if the interior of this place is decent, i bet it trades close to ask. but if the kitchen/bath need work and/or the windows face a brick wall, then it'll drop south of 500k.

THAL, there's a ton of stock in brooklyn heights proper for under $700k. i should know, i'm under contract for one.

bxgrl: well if we're going to flame about our respective street creds: i went to brooklyn tech, which mean i hung out in the fulton st mall for 4 years. so i know downtown brooklyn when i see it. and 110 livingston is downtown brooklyn.
i'm not saying it's brownsville either (i have a little bit of experience with that too, spending a few years living next to a methadone clinic in crown heights). but if i'm going to spend half a million clams to buy an apt, then the neighborhood definitely goes in the "con," not "pro," column. and also you have think about resale. it's great you think that's a good neighborhood, but obviously alot of people don't. and just by that, you're limiting your pool of potential buyers.

biff, i was being facetious. (try googling the line with "austin powers". so my sense of humor is stuck in 1998).
but agree with you on the crappiness of the neighborhood. the block looks, feels, and smells like downtown brooklyn, not brooklyn heights. and as an aside, brooklyn heights absolutely is bounded by court st. being close to a nice neighborhood doesn't mean it is in a nice neighborhood.

nomi, the kitchen table in the pic looks more like a console. in #5, the kitchen was arranged different, there was more floor space and less cabinetry. and even then, there was a table that can realistically only seat 2. you can maybe shoehorn 4 people and have a new york dinner party, but no more.

i've also seen the 5th floor walkup above it. the layout is terrible, the kitchen is too small for a table but still eats up alot of room, living room is cramped. and don't get me started on the 'den' and 'office.' #5 also showed its age but not in a good way. cracks everywhere, none of the walls met the floor. but maybe #4 is better kept up.
the location isn't great. yes it's within walking distance to shops, but i hate the idea of a 10 minute walk if i run out of something 11 o'clock at night.
no way this trades above $500k.
