$9,800 may sound like a lot for a rental, but that's what your monthly payment would be on a $1.5 million mortgage, right?

This should be no surprise. Great location, and Two Trees doesn't try to suck the last dollar out of their rentals. They prefer to be full.

I haven't seen any recent comps but price certainly is reasonable based on last couple of years of transactions.

yeah, if the edge of one prospect park puts a bunch of new upper-floor units on the market, the average goes up. it's apples and oranges.

I know it sounds crazy right now, but this will probably be the best apartment in all of Williamsburg. It might work out fine--in the long run.

Don't forget that the landlord still has to decide whether it's worth the time and legal expense of pursuing the tenant.

That's going to be tough, but as with all these places, if it's priced low enough, it could sell.

This is a huge prewar apartment for $600 a foot. Seems reasonable to me.

Not only that, the foreclosures in Brooklyn are concentrated in areas that most of you have probably never set foot in. That doesn't mean prices aren't going to take a hit everywhere, but that doesn't mean there's going to be urban blight on South Portland avnue.

Cry me a river. It's totally unfair to do a re-trade on this developer. He bought the property under a certain set of rules. Are the CORD whiners willing to compensate him for the economic loss of losing two stories of his building? Huh? I didn't think so.

Maybe the financial crisis will make rents cheaper for mom-and-pops. Of course, if no one has any disposable income left, it won't really matter, will it!

Like most things, this is loaded with class issues. No one's going to be bothered by a couple having a glass of wine for a few minutes on their stoop. A group of young men drinking 40's all night definitely has QOL impact. The problem is that the law has to be one-size-fits-all. Or the cops have to be smart enough to exercise some judgment,

I think it's relevant cuz it shows, just as the first commenter pointed out, that this crap isn't just a problem in the further out neighborhoods.

The big question here is whether this needs any substantial work or not. If not, $2.4 mil seems like a very good price. If you have to spend $500K to move in, not so much.

Even if "only" seven new hotels are built, this will be huge for Brooklyn tourism, I think. 25 hotels would have been too many anyway, I think.

This is probably my favorite restaurant in Brooklyn. A williamsburg original that's managed to stay cool in the face of new money coming to the area. Burger's a classic and the specials never fail to impress. Love the chicken too. If you want, it doesn't have to be expensive. Wait staff is usually very nice too.
Who's going to stay in all these places?

Love, love, love it. Other than the narrow waiting area by the bar, this is one of my favorite spots in town. And the private dining building in the back is the best spot I know of for a private party.
I'm glad to see some public official willing to even consider a nuanced position on this instead of all the class-baiting extremism.
