House at 246 Carlton

Does anyone know what's going on with the house at 246 Carlton? I saw it on the market a few months back and was told it had sold. Now I see there is an open house today and it is listed at 2.2 mill. That seems way high. Has anyone seen it and what do you think about that price and/or its availability?

Did anyone go to the open house at 246 Carlton? 2.2 seems high for an unrenovated house to me, but the details in the picture look nice. I think it was listed for less a few months ago. Any insights into what the owner is thinking by raising the price?

Yes, its a five story Brownstone, built 17 x 60. This is a gut renovation, as the building was formally an rooming house. It is structurally in good shape (straight walls, etc.) We are doing all new electric and plumbing, new bathrooms, etc. The center staircase means all bathrooms are stacked in the opposite side of the staircase. We are hoping to use 5 differen zones and really flat units on top of the bathrooms and closets to blow into the main rooms in the front and back (and into the hall). Construction is scheduled to start in mid-October. I have a GC, so I would love to get a quote from your guy, or anyone else you recommend. I received a really high quote from one contractor, but after reading your post I am hoping I can get the number down significantly.

Thank you.

Can you tell me the total cost? Once reason I would like to get a recommendation from Architect in Brooklyn is because he cited an example that was very cost efficient. Thank you for your post.

Ok, thanks for the info CM. If $15,000 a floor is right, then a 5 story should cost around $75,000. That is why I am wondering how Architect from Brooklyn did 4 stories for only $30,000. That's also why I would really like to get the name and number of his contractor, please!

I just completed a similar project using 2.5 ton Magic Aire ceiling hung blowers (only 14" deep) and very compact Carrier condensors. Best of all each system uses less than 20 amps. It was installed by Energy Engineering, contact was Joe Golden 917-337-7058.

About $15,000 per floor including equipment and about 40' of ductwork per floor. Electric was additional.

We've used AMHAC before.

Our contractor uses him all the time. They were reliable and the system works great.

We had a 30,000 btu unit and one fan coil. The system runs quiet and serves about 1,600 sq. ft. Cost was around $30,000 I believe.

I think 5 stories for $30k is probably extremely undersized. That's how it was done. It's likely supplemented by numerous window units.
