Looking for a Lawyer Experienced with Seller-Financing

Has anyone done a seller-financed deal? Were you happy with your attorney? Or, are you an attorney with experience setting up a deal like this? Thanks!

Lease Renewal Time...

I'm a first year landlord. (Three family.) My very wonderful, perfect tenant's lease is up at the end of the month. We signed your basic blumberg one-year lease. Can I just have them sign a rider extending their lease, or do I need to do a new lease? I'm not raising their rent. Thanks.

Ant-festation in the Kitchen

I have an ant-festation in my ground floor kitchen. What's the best method for getting rid of them, and do I need an exterminator? Thanks!

Incessant radiator banging

This is my first winter owning a boiler and I was fearing that I would have to learn a lot. One of my pipes is banging incessantly, literally 50 minutes out of every hour. I have changed the water in my boiler. Any advice on dealing with this? I have three main pipes running through my house and only one of them is banging like this. Thanks.

100 sq feet of Northern Red Oak flooring for sale/donation

Have some leftover wood. About six bundles. Requesting an optional $50 donation. call 646 298-4164. Located in South Slope. Pickup only

Author's Comments

it's $250 worth of wood, dingleberries. Anyhow, my closets aren't 10 feet by 10 feet, so I obviously don't have the same budget as you. By donation, I'm acknowledging that I will give it away if you are in need and the payment is optional. I don't particularly want to waste this wood, either for myself, or dare I say it, the environment.

Johann Grobler did one for me. Good guy.

Tell him Mr. Hoffman recommended him.

I would say sell. What if you find your new dream home/apt., and it turns out you have to renovate a bit? Living with renovation is awful. You will be in a much better position and have more options if you cash out. Put your stuff in storage, sublet a place etc. However, if you can AFFORD to carry both your old place, new place, and possible renovations to your new place, then do as you please. You put the riders in there for a reason, and although it sucks for the buyer, it is what it is.

If you are well-qualified, you gotta figure it's a buyer's market, as much as NY can be. Trying to synchronize a purchase and a sale is quite a challenge.

call in the trash haulers to take it away -- Greg's express, Dun-Rite etc. They pay at the dump by weight, so soil/fill can be a little more expensive.

Hi Steve,

Here I am, in my un-anonymous glory. (I am the pussy-poster.) I am a peace-loving liberal, but also, a man who doesn't take shit. And I couldn't stomach reading post after post of people saying they have to change their walking patterns etc. to accommodate some a-hole spraying them with bleach! It's outrageous!

Even though I'm about 85% on board with attitudes of the waves of earthycrunchyuppies who dominate this board, sometimes it's a little much. Seriously, I would throw a brick through this guys's window if he did that to me. And maybe I am the pussy, but I'd wait 'tlll 3 a.m. to do it!

I didn't find anything on hoses, but here's something about spitting, which is considered "assault."

I imagine hosing someone with bleach is even more serious than spitting.

I kind of like that OP has answered people's responses to her post. I'm thinking about selling my place and it's useful to hear her story and her additional posts give more info, and create a conversation. Why is having a conversation about real estate, on a blog about real estate, wasting people's time? I agree with 1:42 that the spiteful attacks (devoid of any useful comments/info) are what waste people's time, since we readers trying to glean info have to wade through this weird filler.

Why are people being so nasty? I don't believe in selling property.. After reading the comments and responses I now see why you have to sell. Good luck and don't get discouraged by these twits who are calling you nasty names.

I've only posted a couple of times, but this person busg me too. Asks a question, then if anyone disagrees with her premise, she calls them a troll. Whatever.

Posted by: guest at April 10, 2008 3:16 PM in response to cashing out of apt in uncertain market?

yes, this person, with the "very beautiful and rare" (puh-leeeze) apartment bugs a lot of people. Ok, she was upfront with the buyers about the problems (though didn't indicate that in the OP or say anything about the buyers.) What's annoying is the person can't make a decision - any decision. There's a difference between asking for useful information and dithering because you can't make a decision. Sell, or stay in your "very beautiful and rare" apartment - no one cares.

Housesearcher you have asked endless questions about various properties and received numerous responses and now you want to .... rent?! You obviously cannot make a decision; you are wasting everyone's time here. And calling someone a "troll" because they disagree with you or god forbid disapprove of you, what is that all about? Go away. And give me a break: rare and beautiful apartment. Excuse me while I throw up.

is $800 sq ft for this rare and beautiful apartment in a prime location a deal? I thought a grand psf was standard

Posted by: guest at April 10, 2008 9:57 PM in response to cashing out of apt in uncertain market?

the vitriol in these posts is almost unbelievable - even by brownstoner standards what on earth is wrong with you people?

Posted by: guest at April 11, 2008 3:31 PM in response to cashing out of apt in uncertain market?

It's unbelievable because housesearcher wastes everyone's time

Posted by: guest at April 12, 2008 4:03 PM in response to cashing out of apt in uncertain market?

Yes, the grand council of Brownstoner Trolls has spoken! Heed their warnings, or you too will face their puny wrath! LOL

7:09,

First of all, a tomato is a fruit. But generally, i've read that fruits grown in leaded soil don't absorb much if any and any lead present is well below the harmful amount. I do think leafy vegetables are a different story though.
