457 Atlantic - Van Brody
Am considering 457 Atlantic in Boerum Hill but have a few concerns. I know the architect is not well regarded in this blog - just curious why that is. Also, does the fact that each apartment unit has it's own hot water boiler drive up the monthly cost? Would love to hear your thoughts, thanks.

Nice little cafe, I agree with BoerumGuy that it's like a college town cafe. Nothing spectacular about the food, but good enough. My sister-in-law loves the coffee.

I also just bought in a new condo building, and would recommend getting everything fixed BEFORE closing. Once you sign, you have no leverage for anything. If the developer is not going to fix everything on your punchlist, that needs to be documented and compensated. You definitely need a good aggressive lawyer - preferable one with experience in new developments.
Fortunately, my developer has been good about fixing things that have come up after closing, but I don't think all developers are like this. I've heard of new developments in Park Slope flooding because of poor construction - be very thorough in your walk through.

I am currently in contract for a unit in 457 Atlantic. The closing date has been moved back several times and there is no definitely closing date in sight. Is this because of the open violations? Based on what John Ife said about Van Brody's other development on Atlantic, I fear that I may never move in!

I went to an open house after the price cut. The place was beautiful and well done, much better than some other new developments I've seen. I made an offer 50k below asking on a 2 bedroom and lost to a higher offer. I thought the location was very convenient to subways and the park. My mother lives two blocks from there and I know she loves the area.

Thank goodness! Places like this is what makes NYC so awesome. I have some relatives visiting from another country this summer and this is at the top of my list for them to experience. Glad they'll be around for at least 6 more years!

I used IKEA last year when I replaced my countertops. The price was very reasonable and the installation was painless.

I agree with 1:46, ventilation above the range is absolutely necessary if you cook. what's the point of a fabulous kitchen if you can't use the range? i'm currently looking to buy an apartment and ventilation or window in the kitchen is a must.

i went to the open house and understood why the units weren't selling. although the price is probably reasonable for the amount of square footage, it is very hard to use the square footage efficiently. the living room and bedroom are very small (no dining space unless you count the breakfast bar) and the loft space is not very usable. you have to climb a very steep ladder to get to the loft space so even though the laundry room is up there - it would be very difficult to climb the ladder with my laundry. same with the outdoor spaces, great terraces, but if i can only get to it by climbing a steep ladder (or even two in the top units), i doubt i can enjoy a drink up there or have a grill (which is what i would want to use a terrace for). to be fair, the developer used good quality floors and appliances (GE Profile I think) and the high ceilings are great, but the layout is just not functional for me.

OP here. Thanks everyone for your comments. Very helpful to know the advantages of having a water boiler in the unit. The broker said that the projected gas bill is $200+/month for a 1140 sq ft duplex apt. That's what got me a bit worried, but I do need to factor in the low common charges. And if the main issue with Van Brody is aesthetics (which I agree with), I can live with that as long as the price is reasonable.

Oh, and I just checked on the DOB site, and the State Street building of the 489 Atlantic /480 State project did finally get a C of O in February even though the Atlantic side building still doesn't show one. About the same stats as the Mets so far this year actually. "You Gotta Believe!"

I am also in contract to purchase a unit at 457 Atlantic Avenue. I recently set up a google group for future owners at the building. If you put your email address in a post I can invite you into the group.

John is right about everything that he wrote there. As a neighbor of the Monstrosity that is 480 state/489 atlantic, I recommend anyone who wonders about the quality of Van Brody Style (yes, his ads say that)to take a stroll down the block (between nevins and Third.) It's a site/sight to make your eyes sore. The ugliest building and cheapest interior I, for one, have ever seen.
And boy, were they bad neighbors during construction. That is another long story that does not bear repeating.
Horrible. Absolutely horrible. Thanks John, for shedding the light here for the original questioner.

I've always thought this was a beautiful building, can't help but wonder what it looks like inside. They will probably have to go rental if they refuse to drop prices though. That's what seems to be happening at One Hanson, a similar type of condo (beautiful historic building, modern luxurious interior).
