HPD Violation Explanation

I received something in the mail the other day claiming I had an open HPD violation on my house since 1998, way before I lived there ... it's a class C violation and reads:

provide reseal of all accessible openings to building er1. 328416

I have no idea what this means and the HPD site isn't particularly helpful. Anyone have an idea?

The letter also said something about having the violation waved by just signing and notarizing that it was taken care of ... but i have no idea if it has since I have no idea what it means ...

Any help would be appreciated!

Bathroom renovation questions

Hi

I know there are previous posts on this, but I was hoping for a more recent perspective and additional recommendations. I have a small bathroom 4x7 that needs a gut reno. I have most of my fixtures/materials picked out but need assistance with the following:
1. any good sources for modern, clean lined bathroom vanities that won't break that bank? I'd love a glossy white one ... online or showroom recommendations welcome ...
2. How long should the process take from start to finish?
3. Can you recommend a contractor who can do a solid job (the wall tile I have picked out is a tad complicated, but the rest of the reno should be straightforward -- oh I am replacing the tiny tub with a walk in shower...)
4. My budget is around 10k, doable?

Hot water heat sloshing sounds

When the heat kicks on in my house you can hear the water sloshing around in the pipes. it's pretty loud and sounds like you're in an aquarium or something. what can be done to stop this? does it need more water in the system? less? something else entirely?

Change in water pressure

About 4-5 days ago I noticed a significant drop in water pressure in my house. It's not down to a trickle or anything but showers aren't quite as great as they used to be.

National Grid has been doing work outside my house ... looked like they were installing new pipes to service a newly constructed building up the road.

They finished and paved the road the same day I noticed the water pressure drop. Is there any way the two could be related? If not, any ideas as to what might be causing it?

Bathroom renovation questions

I'd like to swap where the toilet and sink are in my tiny bathroom ... does this require extensive plumbing work? lots of moving of pipes, etc? What would you estimate something like this might cost?

Its a tiny bathroom and currently the two fixtures are about 1.5 feet away from each other.

Also, does this require a permit or other bureaucratic documentation?

this just happened to me. i got a notice in the mail of a violation from 1998, way before i owned the house and the violation was weirdly worded. of course it was supposed to be fixed within some crazy time period like 2-3 days of when i received it. of course, i wasn't able to a) decipher what the violation meant in order to get it fixed, b) take care of it in that ridiculous timeframe. so i ignored it and low and behold about 2 weeks later, a surprise inspection from HPD!

the inspector was actually really nice, explained to me what it was (there used to be an illegal apt in my basement. i'd had the kitchen taken out when i bought the place, but apparently that wasn't enough.) he could see it was just being used as storage so i think he gave me a break. anyway i took care of it the next day, removed any semblance of plumbing/gas line ...

they haven't come back for a second inspection yet, but i imagine its going to be any day now.

What's the square footage? Rental income? Is there a backyard? What's the state of the house in general?

yes, I'm not sure how removing a tub affects plumbing? shower head stays in the same spot, as does drain in the floor ...

it's pretty easy to make one yourself ... they have all the supplies at home depot/lowes ... cut the frame down to size and add the screen mesh

I used Red Hook Marble in, well, Red Hook ... I got a honed black granite counter top. they came out and measured, made a template and came back and installed it a week or two later ... they were great

Seems a bit un-neighborly of you ... I doubt people will climb down the fire escape to hang out down there and it seems like it would be a bit obnoxious to wave around some note from your landlord. If someone wants to use the space when you aren't around, seems to me like you could just tell them that you put a lot of time and effort into the place and that you want them to treat it with respect. Most people will, unless you live in a building with a bunch of drunk college students.

In any case i guess you can be expected to be treated in kind if you are out there making noise past a certain hour or having party, your neighbors could be equally inhospitable.

My husband remodeled our small bathroom by himself. It took him a month; some contractors gave us 2 weeks estimate(including demolition).
All material including tiles (floor + walls) + toilet + glass vanity + shower cabin was total $6000

HPD has been in the midst of a Violation Reissuance Program for the last few years. By their regulations, violations “travel” with the building, not with the owner, so the current owner becomes liable for any violations previously issued. HPD considers Class C violations immediately hazardous and gives owners 24 hours to correct them (and/or can make the repair themselves and fine the owner in the extreme). BTW, if you self-certify that the violation has been corrected, there's still a good chance that HPD will visit your building and check the cure themselves.

It's my experience that it doesn't matter what you do. That violation will probably stay on the hpd database coming in and out of your building's file for another hundred years.

i paid those suckers to come and inspect the whole building. i had a hard time finding one key for one of the imots. during the inspection, he went to other units. I found the key for that unit, when he was at another unit.

he saw it, but the report i got back from those clowns months later, he said he didn't get access to that unit. he did get to see it, but i guess guy was too lazy to correct it on his paper.

lousy lazy sob.

YOu can contact the HPD Neighborhood Preservation dept.
They will work with you for free to remove the violations.
Now agreed that HPD is full of hacks no offense but you wont have to pay.

Right, sorry.

3 floor and basement/cellar.
1800sf
getting $2,900 for 2 rentals
owner apt (1st fl) has exclusive yard and could get up to $1600 rented

House is in pretty good shape. boiler/heater 3 yrs old, roof w/in 10 yrs old. Apts 2 and 3 just renovated. hall/stairs just renovated. apt 1 not recently renovated but still move-in

You could probably list it at $900-950K and see what sorta traffic you get. There is a house I went to see on 18th btwn 5th and 6th that is 3 floors and about 1900 sqft and they are asking $700K and I thought THAT was way tooo much money for the shanty shack (am not suggesting your house is like that, but your apt by your own admission doesn't seem to have been recently renovated.) and when you say the top units have been renovated, what exactly does that mean?
Also there is a nicely renovated house on 22nd and 6th avenue I think on the market for 825K however it's a single family, but it's 3 floors....

How many br's does the owner apt have? How many bathrooms? Can the first 2 floors be used to create an owners duplex easily and keep the top floor as a rental?
Is it on 6th avenue or 19th street and is it btwn 5th and 6th or 6th and 7th?
all these details can change the asking price by a few thousand up or down...
imo.

Looks like more of an investment prop than a home. 3 floors, 1800 sft total. So the owner's apt is 600 sft? Not many people are gonna be cool with that. But all it takes is one to disagree :-)
