Tenants Want a Dog
Our tenants have asked to allow them to bring a small (under 20lbs) dog into their apartment – French bulldog, or something along those lines. We never had a dog of our own. Thus, we are hesitant, and would love to hear from more experienced landlords.
It might be useful to note that the tenants are roommates. They live upstairs from us, and one floor will be separating our apartment from the dog.

Sanitation Ticket -- Wrong Name
I was recently ticketed by Sanitation for taking garbage out too early. The ticket, however, is in name of the previous owner (it's been 8 months since we purchased the house).
Can I get away on the technicality? If so, do I have to show up for the hearing, or simply ignore it?

Is rental market soft?
I am a brand new landlord in Central Park Slope, trying to rent out a 1500 sq ft duplex apartment -- 4 Br, 2 Baths. Clean apartment, historical details, and a great location. Not in 321 school district, but prime Slope. Following the wisdom of this forum, I've been listing the apartments on Craigslist for a few weeks now. I've had some interest in the beginning, but now the activity has slowed a bit. Is the market slow? There are very few comparable apartments, and prices very from $3K to $6K. What would you ask? Is this the kind of the apartment that better be marketed through brokers?

National Grid just dropped their price to $0.44361 for the month of May... One would have to expect massive volatility to justify 0.952.

Their #1 is the best tasting sandwich (or a dose of cholesterol ) that $3.50 can buy. You can't get much better even for $10.

I agree with benson. Bensonhurst is extremely diverse, but all the diversity is driven by new immigrants. And they are not donating. Period.

I 2nd heat fan recommendation. Our favorite is Panasonic Whisper line that can combine Light/Heat/Fan/Night-light. They are often sold by on-line retailers or auctions at significant discount.

Perspective tenants are hesitant to take on apartments where heat/hot water is not included. Most would not have a clue on the expense they are signing up for, and can’t tell if the rent you are asking is a bargain or a rip-off.

OP is here. I just wanted to thank everybody for all the input! This site has yet again proven to be an incredible resource. I will definitely add the pictures to my listing, and will relax my “No Brokers” requirement. The price is a harder call -- it is indeed market, but there are just too few places to compare against…

Lowes has them and contrary to to above, purchasing mutiples of the same model allow for setting changes so each is unique.

we got a VERY simple small silver one w/a black button from ace hardware, but i don't see it on their site anymore. decent, plain, non-modern ones are almost impossible to find.
And ours does go off randomly from time to time (1-2 times/week), although with a different chime than the one we have for our door, so we've learned to ignore it.

not exactly future - it does not protect you from rate going down. Also since most people are smart enough to not play on the deriv. market, why would you engage in this though the fixed gas price?

Everyone will tell you that you can mess it up - and you can. But you don't have too... Consider what type of renovators/people you are... patient, do lots of research ahead of time, calmly move through a task, etc. or do you care mostly about the end/having it done and rush? Jump into things without proper planning etc (I'm both!). I'm not judging, just saying you should know to help you decide whether to hire or do yourself. Also, consider the floor. Is it wide plank (easier) or parquet (very difficult to not mess up for 1st timers), been sanded before or still think and room to fix a mess up if need be? Is there a room that you can "practice" in for your first floor that doesn't matter as much? All these things need to be considered.
If you want to give more details I'll check back and can guide you. Also, important to know what type of sealers, finishes, etc. you need and that buying materials (applicators, sealer, finish,) and renting sanders and edgers, while it may save you a bit of money is not cheap so be sure to get some quotes from the professionals.

If you do it yourself, and I don't recommend it, do NOT use a drum sander. You will do more harm than good. It's a dirty, smelly, laborious job and for $1500 I just don't think you will save that much. You can do it yourself,many people do, but the return on investment is low.

I did small room in my house with janitor machine. It took me whole day and I had bunch of bruises from the beast.
on the other side, if you need to do a whole floor, you have time and you do not need to move furniture it is doable. also you probubly can save if you will pros to sand and will take responsibility to put the poly yourself.
