Stolen Statue
HELLO TO ALL MY FELLOW BROWNSTONERS. THIS STATUE WAS STOLEN FROM MY HOUSE IN CROWN HEIGHTS NORTH. THE STATUE WAS A GIFT TO OUR FAMILY. THE DETECTIVES THINKS ITS ONE OF MY NEIGHBORS.

I'm converting from a 2 fam to a 3 fam. I would like to convert from oil to gas. 3 separate boilers & 3 separate hot water tanks. Which brand would you go with.**BURNHAM OR WEIL MCLAIN**

General Contractor
I currently have a 203k repair loan. I have a family member thats not Licensed doing the work. I'm in need of a General Contractor who is Licensed to sign off on the job. I know there is a fee associated with this. The problem I'm having all the GC's that was referred to me they have credit issues and the bank denies them.
I would like to thank everyone in advance who may know of a GC who will do such transaction.

bobjohn, thats old news. It works for all the major chains. for example Macys, Home Depot, Bloomingdales, Sears, Etc. Perfect example. I bought goods in Macys 15% disc, then they came out wid 30% after. I return the goods without no recipt @ cost price and then repurchase it @ 30%.

Yes, I'm farmilar. It depends on the persons be careful they are some slick son of a you know what. I looked at a couple of properties with 2 of their agents. 1 of the 2 was kinda kool he drives a bmw. However they make sure your atterney look over everthing before you consent to anything. They will tell you to put in an offer and wait it out because they are looking for a higher bidder. They also will fix up the property relly nice. example the building will be listed as a 2 family and they would try and sell it as a 3 family. They are slick. WHATCH OUT

I'm doing the same thing now like what "Colonel" stated. I didnt close as yet but my architect file the job already. I'm now waitng to close and also waiting on dob to respond on if they approve the plans. Thats the best way to go if you are pretty sure that you will not change your mind on the purchase for what ever reasons. All the best.

Thanks to all who responded, But let me make myself clear.
I paid the loan consultant $800 as the 1st initial inspection cost. Now I was told that I have to pay him again each and everytime when he comes out to inspect the work that was done in order to release funds.
Thanks Adam your chart is correct. Now I just need to figure out How much he gets paid when ever he comes out to inspect to release funds.

Adding to the above: get references on CURRENT jobs. Go to the sites and talk with the clients. Don't allow yourself to be fobbed off on references whose job was done a couple of years ago. This was a big mistake I made.

If they're not modifying the floor plans as stated above, it is unlikely they are changing a small one-family into a 2-family.
The renovation should not impact your real estate taxes that I know of.
Since it is a one family, it didn't need to have sprinklers installed in the 50s-60s which means the house probabaly never had any plans filed.
You'll need a building permit (and of course, if you're within the landmarked district, you'll first have to submit what sounds will be a "no effect" request before applying for the building permit). All this probably needs an architect. I don't think you would want an stand-alone expiditing company but some people go that route...there are also there are some very good interiors people who aren't licensed architects but can oversee the work and use an expeditor/architect to approve/stamp the drawings.
Ultimately, if you're doing extensive renovation, I guess going the more expensive route it the best bet. I'm not sure though.
Ed, can they have contractors come in to do electrical work or install kitchen cabinets, hang doors, replaster or install sheetrock, change bathroom fixtures, etc., without a building permit? I assume not. I know some of these things, like the electrical, are more serious, that one might not need a permit to do drywall...
To what extent does "construction" need a permit? You can paint w/o one, I assume replace kitchen cabinets...change a light switch...
But do you need a permit when the chimney guys come to reline a flue? Do the chimney guys get that permit themselves?
What about having a new water main installed or a updating a hot water heating system (without moving radiators)? Do those things need an overriding building permit or do the contractors/plumbers get the necessary paperwork done?

I'm working with him now on a whole-house renovation with 1-story addition. The goal is to achieve both greater sustainability and livability on a tight budget. Without David I couldn't possibly have navigated all the paperwork involved in changing the C of O from a 2- to a 3-family, not to mention sussing out the credits for reducing the carbon footprint. The job has just gone to bid. I'm very impressed with David's knowledge of sustainable renovation and attention to detail. He listens closely to what I'm trying to achieve and has added greatly to the design. And his partner Audra Manzano has been helpful beyond imagining in pulling together all the details involved in selecting tile and wood and lighting and fixtures.
I'm probably going to blog this renovation on Brownstoner once we get going. This may be helpful to others going through the same process.

To amplify on the above a bit -- you likely don't need a C of O, and you shouldn't be looking to establish one with a renovation, as long as the renovation doesn't change the "use" of the building. That's "use" as in DoB lingo, which is a very broad category of what the overall building is intended for so for example from residential to commercial, or from a one family residential to a multi-tenant dwelling, etc. requires a change of C of O. Rearranging rooms doesn't change use (as long as the bedroom count remains the same or less), adding a roofdeck terrace or rear deck doesn't change use, to provide examples of things you can do without changing the C of O. You can usually rearrange the interior of a residence to your heart's content as long as you're not increasing the number of bedrooms.
For whether you need a normal permit or not, what triggers a permit requirement at the City is:
-change in plumbing fixtures (fixtures may be replaced in the same position as a "repair" without a filing as long as this is not done in combination with other work).
-changes to partitions (these are also known as: walls.)
-three or more trades working on the project.
-work involving structural issues.
-maintenance that changes the nature of what is being repaired (repairing a boiler doesn't require a permit, replacing it with a different model does.)
So if in a renovation you're just plastering and repainting existing walls, changing tiles in a bathroom, that sort of finish work does not need a permit.
If there's a dispute about this, and for example a neighbor calls you in and an inspector shows up, keep in mind that the above list is subject to the on-the-spot interpretation of a city inspector. The ones going around responding to calls for illegal inspections are pretty impatient and not always in the best of moods. So you might not see an issue as structural, but if an inspector writes it down that way, you're in ECB court. In my mind it's usually better to be on the safe side (in full disclosure I'm an architect so I make my living doing that).

Massada come across to me as one of those "grey market" one stop shop companies that operate in queens, and "blue collar" Brooklyn, not unlike United Homes. Just make sure you have a good lawyer, mortgage broker, and inspector. And yes, they should be all your own.
