1.2MM for a 3 fam on 11th between 6th and 7th is very, very interesting. I feel like that comp alone can reconfigure a whole set of multifamilies in the South Slope.

All cash deal on 12th Street too. Original list was 549 (I think), current list is 499, and all cash offer was accepted at 485.
These deals are rare, but they are out there. I imagine they plan to stay for awhile, to ride out what will most likely be another drop from 485.
But it's a nice place, and great location.

Hi Brooklyn School - I have been part of a cooperative daycare for the last year, and this month, we are shutting our doors. We are selling everything you need for a preschool: art supplies, books, toys, cabinets, a fridge, cleaning supplies, high chairs, strollers, a table and chairs....
Everything.
I know you might not be at this stage yet, but you may want to jump on it. You could potentially save yourself thousands of dollars down the road.
Also - I've become well-versed in the process over the last year and might be able to give you some insight on opening a preschool.
Time is of the essence here, as we are preparing a sale next weekend.

No - no inside info. You're right - it could be a shell. It's just that I know that block pretty well, and it just surprises me, that's all. It is a desirable block, in an excellent school district.
Compare this with similar prices between 4th and 5th, and it seems like a good deal, for now. Could be even better next year.
