ok .. first thing you do . locate the circuit breaker and shut the circuit off . After your 100 % it's off remove the cover then the receptacle . Check to see if the electrician's put electrical tape around the rec. if not then put it yourself . See if there's any black burn marks on the rec. or in the box itself . If there is then the rec. was touching the metal part of the box or the wire itself is broken . If I were you I would replace the receptacle . If it happens again then call an electrician

Rental income is income no matter who you rent to ,and you must claim it .

Your second question .Once you start using the whole house for yourself then you don't claim any income on the unit .

Posted by: electricgreek at February 5, 2007 5:38 PM in response to Basement finishing: need permit?

Even though you can't put a full bath down there . You can file a permit for a Rec, room . That would allow you to legally put a 1/2 bath .

If your having the work done now ( sounds like you are ) carful your neighbors don't see workers comming in and out of your basement . They might call the DOB on you . Then you will get a WORK WITHOUT A PERMIT violation .

You all know what this is right ? Modern projects ,nothing more .What's PACC gonna do when this blows up in there face ?? Not a damn thing .Who's gonna deal with it ? The GOOD people who will be living in the building ( til they get so scared they move out ) and the neighbor's who have been waiting for YRS for there neighborhood to improve .

What's PACC gonna do when some of the new tenant's who are only supposed to be making $26,500 a yr are parking outside the building listening to music on there $ 5,000 systems ? Kick em out ? NAH . Or when they pull up in there $ 75,000 cars .There's only one way to keep those type of people out .Do it the Habitat for Humanity way .

Posted by: electricgreek at February 1, 2007 1:07 AM in response to PACC Keeps Busy, Breaks Ground on Quincy

Why can't PACC do what Habitat for Humanity does?
Let the people who want the apt's or homes prove it by hard work . You think drug Dealers are gonna help? The one's that will help are the people who really want a home .They will feel good about themselves and prove to others there worthiness . If PACC does it like this then the 48 apt's will go to the people who truly deserve them

I looked at buying a house on Pulaski near Tompkins last year (the block I was looking at was near Home Depot). The block itself was pretty bleak (lots of unfinished new construction), and both nights I walked by there were like 5-10 teenagers causing havoc in the street.

I didn't feel safe walking because of the teenagers and general lack of... anything else, so I passed. But then when I walked back the way I came along the next block (tried once North and once South of Pulaski) I had a great time. Very nice folks.

Walk to and from public transportation a couple of times at night and see for yourself.

Posted by: at April 19, 2007 7:25 PM in response to Neighborhood

I am a little worried you might be talking about my house, which I bought 'as-is' for less than 70% of the asking price because a previous buyer had bailed after learning about termites in the inspection. I hired my own structural inpector and termite inspector and discovered lots of damage and lots of crappy attempts to cover it up. I'm an architect/engineer, so I took a risk and bought the place anyway. I think the low price more than makes up for the work I'm doing to repair/restore the place.
Incidentally, I also forced the broker to hunt down the contact information for the previous inspector, and hounded him with calls and offers of cash for his report. Eventually he gave me a verbal report over the phone using pretty much the same language you've described -- lucky the house didn't fall down, toss up between restoring or tearing down (this is what makes me think you're talking about my house!).
But I digress. The point is... would I want you to march over to my house and deliver the "bad news"? I guess I would. I would probably be slightly annoyed, and I would think you're kind of a busybody/know-it-all, but ultimately I would be happy for the information about my house and happy to know that my neighbors care about my well-being. So I guess I'll see you at my doorstep soon.

You HAVE to be kidding me. A tip? What is this a food service industry, some graft-riddled Central American country, perhaps?

Do NOT tip these jerks. It's their job and their profession - Brooklyn, NY, Brookline, MA, Bound Brook, NJ...wherever, it doesn't matter.

I actually work as a software service engineer in a field-based location, and given my education and my profession being knowledge-based, if one of my customers tried to tip me, I'd find it insulting. If these losers had any pride, they would so as well.

Tell the lawyer and the title clerk, you'll tip them both $500 - but first you get to kick them in the balls.

Gateway plumbing proven to be terrible from my experience. They ripped me off for unprofessionally, poorly done job. I would stay away from them. I am also suspicious of the highly positive feedback about this company throughout this site, they all very similar. This kind of behaviour only undermines the efforts undertaken by such community driven sites like brownstoner.

I live in Marine Park, Brooklyn and we rec'd our Keyspan bill with a higher amount as well, in addition it stated that the delivery charge for the amount was $200 -- we are thinking there's something going on here.

I found this as well, like in Arlington, MA. and the bill seems to be at least 50% larger than the previous tenants. This is my first experience with KeySpan, though I don't like 'em already. Yikes!

Posted by: guest at March 19, 2008 3:27 PM in response to KeySpan Energy Bill

We've had very positive experiences with Gateway. They came recommended to us through neighbors who were also very pleased with them. For us, they solved a long-standing drain problem which two of their competitors were unsuccessful in solving. In our experience they were perfectly fair, honest, reliable and professional from estimate to completion of work.
