RENEGOTIATING THE RENT

A simple question.
Our lease expires in march.
We live in a brownstone duplex for $2095.00 a month in Bed Stuy.
However the building next door has been completely burnt out in a recent fire and is vacant.
We accepted our lease without these severe circumstances.
Our quality of life has changed drastically.
The house next door has been completely boarded up.
No renovations are scheduled.
Our house smells like smoke for months.
We are not willing to pay the current rent with a building next door that collects rodents, stray cats and crack heads.
What is a reasonable discount on the new lease? Please your advise. Thank you all.

Consider yourself lucky. My landlord simply kept it at 0% for a new year lease plus they do not care if we move out.
Accept the deal and 1 year is do-able...
you cannot have your cake etc...

Its a nice building and yes some condo's look straight at the Taaffe Lofts on the next block.
(btw the Taaffe corporation owns the low rental building next to this condo building)
I believe there are more condo's for sale in this building and the prices have been going down...
The Block is ugly and kindof deserted because of a School across the street.
Further more you will find on this street some old brownstones and a gated condo complex. On the corner of Dekalb ave is a sketchy deli where the local PJ kids "hang" and cause trouble at times.
The neighborhood is great but can be edgy at moments. Part of the deal when you decide to live here.

Just get a clean hamburger or taco from outside your bun
or a hotdog from the vendors on the street
or even better move to a clean mountain filled spot
where you can grow your own crops
and watch episodes of law and order on dvd
far far away from this nasty city

$ 600000 for a 4th floor walk up box.
With a great roof you share with your neighbor "penthouse" owners? And "coffee shops in the neighborhood including Starbucks" as selling point

long ago these murals where common for shot people who lived in the neighborhood
yes thugs and sometimes collateral
but the murals were a way to honor a lost life
to put it in your face that a life had been lost on that particular spot.

So now we whities (yes me too) all moved in where the thugs used to live and did their thing. good or bad.
Now we all got our cute little coffee shops-little restaurants-$9 a glass wine terraces and with our steep rent, we even might wanna raise our kids here. Yes, why should i be looking at this local whatyamecallit?

Interesting post but nothing new. Different parts of town different policies. Like fixing subway stations or streets. Drug dealing and usage on the streets is plain annoying and makes people feel unsafe. Where dealing occurs, crime related issues come with it. Reality is that drug busts higher street prices which means more crime and time to score. More drug busts means slowly moving the problem to other areas. Whats new ?

More complaining doesn't solve the cause of the problem only the symptoms in that particular area. But that's all we want: keeping our front yard clean. Why would we even slighly be interested in a bigger picture?

I have no issue with public housing except for the guys asking me to show respect when i am waiting in line late at night at the deli and of course the eggs during haloween.
Trust me it's better lots don't consider living near public housing. less demand is good for my rent and good for buyers.
so if i am correct Gowanus or Wyckoff houses is no go area ?
